Lol. Good observation. Good question. Perhaps jurong east will be the 2nd CBD of Singapore. Hence prime? More than meets the eye. Robots in disguise. Pardon me. I'm digressing... :)

Perhaps TS wanna get a place in D10, and D10 is near to JE. Ok lah, not that near lah. But at least on the same side of the island.
