Southward facing might be enbloc now but the plot in front, along Alexandra Road has a higher plot ratio of 3.5,w hich means it likely can be built higher than Principal Garden.

confirm + chop steal buyer from The Crest. The Crest is about 17xx to 18xxpsf average.. Now this Principal Garden land cost 10% cheaper, i think the price likely about 15xx to 16xxpsf. if price 10% lower, confirm pple buy Principal garden 1.

This weekend also saw good sales result at highline residences (Tiong Bahru) (http://www.propertyreview.sg/highline-residences/). About 20 units was sold just at this weekend when they open its door for the first time in 2015. I think the reason likely its becos of its location that is near to Tiong Bahru MRT station and Tiong Bahru Plaza. Another + is that, got concerige service.. like going st regis.. lol

First time I saw this my first thoughts were "Looks D'Leedon" - but not having to suffer that congestion and that high prices of D'Leedon?

Sep week 3 transactions just came out today. A couple of Alex Residences mid flr sold over 1.7k psf. Think this development gotta sell at 1.5k psf to make it a 'steal' or ~10% cheaper

The Urban Redevelopment Authority (URA) has launched the residential site at Alexandra View for sale by tender. The residential plot at Alexandra View is sitting right next to Redhill MRT station. The 90,417 sq ft 99-year leasehold site has a maximum gross floor area of 442,967 sq ft and could yield 400 units. It is zoned for residential with 1st storey commercial use. The tender exercise will close on November 12, 2015 at 12pm.
Based on URA caveat records in 2015 to date, the median price for comparable projects near the subject site is around $1,700 psf. However, as there is still a large balance of unsold units in the vicinity, the final selling price might fall on the conservative end of the range. In view of this, the bid price of the land is estimated to be in the region of $780 to $830 psf ppr.

SINGAPORE: The languid private home market will see its first major launch since July when property giant UOL showcases its 663-unit Principal Garden condominium (condo) project at Prince Charles Crescent next week.
Market watchers have said that the response will help developers gauge buyer interest and decide when to release projects in the pipeline. The last big condo project, High Park Residences, which is in Sengkang, opened for booking in July.
UOL said it will offer 250 units in the first phase, priced at an average of S$1,600 per square foot. This is slightly lower than what units at a neighbouring project The Crest had gone for. The Crest was launched at around S$1,700 psf in July 2014.
UOL said units at Principal Garden will start from S$770,000 for a one-bedroom unit, $1.18 million for a two-bedroom unit and S$1.7 million for a three bed-room unit. It said it expects strong investor interest in Principal Garden due to its city-fringe location. More than 70 per cent of the units are one to two-bedroom units.
"Cities really have to compete for talent, there's no way out and likewise for Singapore," said Mr Liam Wee Sin, deputy group CEO for the UOL Group. "We think when we compete for talent, we will bring in this category of people who want to be leasing or staying in a place near the city. And that's where Principal Garden comes into place, we think this project with smaller units can cater to that category of people."
Principal Garden is also the first condo project to come on the market since the monthly income cap to buy executive condominium (EC) units was raised to S$14,000, from S$12,000 previously.
However, property watchers such as Chesterton Singapore managing director Donald Han said the change is unlikely to affect sales, since ECs are located in the suburbs, while Principal Garden is a higher-priced project with a city-fringe location.

Pricing is expected as what many has predicted. The psf for Principal Gardens is not exactly "yummylicious" enough considering the new upcoming supplies for this district in my other thread. Besides if you check out the floor plan I think many would agree that the layout for most types dont seem to be planned very well

Let me see if I get this correct:-
1) Standard (and/or "starting from") units are facing south south east (canal-facing) whereas premium units are facing north north west (garden-facing).
2) All 1-bedders (484-506sqft; total 8 stacks) are canal-facing.
3) 7 stacks of 2-bedders (764-786sqft) are canal-facing and 7 stacks of 2-bedders (797-807sqft) are garden-facing.
4) The remaining units (2 stacks of 2-bedders DK (861sqft) + 2 stacks of 3-bedders (1076sqft) + 1 stack of 3-bedders DK (1195sqft) + 1 stack of 3-bedders w/ pte lift (1238sqft) + 2 stacks of 4bedders w/ pte lift (1572sqft)) are all garden facing.
5) There are also 6 units of 5-bedders + 1 study + pte lift (2347sqft) and 3 units of 4-bedders + 1 study + pte lift (2002sqft). They are all garden-facing, of course.

The Principal Garden condominium on the city fringe in the Alexandra area will be launched at the end of the month with average prices of around $1,600 per square foot.
The 663-unit project in Prince Charles Crescent has four 24- storey blocks and is next to the Alexandra Park Connector that extends 4km towards the Central Business District. It is also within a 10-minute walk from the Redhill MRT Station.
It comprises 182 one-bedroom, 304 two-bedroom and 69 three- bedroom units, as well as 66 three- to five-bedroom apartments with private lifts.
The smaller units in the 99-year leasehold project are seen as being particularly appealing to investors, according to the joint developers, UOL Group and Kheng Leong Company.
"Being near the city, the investment angle is strong and some parents (living nearby) may want to get a unit for their children," UOL deputy group chief executive Liam Wee Sin said at a showflat viewing yesterday.
The one-bedders range from 484 to 506 sq ft, the two-bedroom units are 764 to 807 sq ft while three-bedders are between 1,076 and 1,195 sq ft. Units with private lifts range from 1,238 to 2,347 sq ft.
Prices are around $1,600 per sq ft, making one-bedders cost around $770,000, two-bedders around $1.18 million, and three-bedders around $1.7 million.
The showflats will be open for public viewing from next Saturday, for about two weeks.
Mr Liam said the units will be launched in phases, with around 250 being made available initially.
"We secured the Prince Charles Crescent site last year at a reasonable bid price (at $821 psf per plot ratio), by which we are now able to pass on value and savings to buyers," he said.
"We believe buyers can see the strong upside potential."
Analysts noted that the development has attributes that could sit well with investors - competitive pricing, a good location as well as a large number of smaller units, especially the popular two-bedders.
"At $1,600 psf, it's cheaper than its next-door neighbour The Crest, which has a median price of $1,688 psf based on the reported transaction prices from January to October this year," said Mr Nicholas Mak, executive director at SLP International.

This site is really just beside Redhill mrt. The downside is blocked all round by metropolitan acentia Sky echelon and Alex. South blocked by tall hdb as well.
Principal is much further away from mrt but North facing gets confirmed full unblocked views.

Honestly thought the launch psf could have started lower, but that said the range of psf is very narrow (unlike Echelon, Alex Resi, etc, where it can range from 1,450 to 2,200). PG for every floor up price only increases marginally.

I heard that principal garden sales figure is not impressive and there are many competition around that area. Little room for appreciation in future.

I think UOL really priced Principal Garden (http://www.propertysales.sg/principal-garden/) to sell. I remembered the sales on the launched day was pretty decent. But this development did help nearby developments like the Alex residences (http://www.propertysales.sg/alex-residences/) and the crest to sell too.

the new alexandra view site however, seems to be a mixed development with retail shops.. at least something different..

at least that area at alexandra view becomes a "private enclave" with all the private condo surrounding Alexandra view. After this there seems another plot too..
