Got this site plan of the Yishun Ave 4 plot. Should be launching end of the year. :)

Interesting. Top floor is 12 (3 podium + 9 residential). I thought it will be 15 as stated in website below. Perhaps website outdated.

216 units in 3 blocks. Each block 72 units. Each block 9 floors. Each floor 8 units.

Only 1 retail floor? A bit pathetic? Wonder if they have retail basement(s).

Looks more like a small neighborhood center than a proper mall. Most probably just a supermarket, a foodcourt and some small snack kiosk and pharmacy that's about it.

What a pity. Retail units yield higher profit margin than residential units. Developer could have build more retail levels.

Mixed developments can't build basement carparks (thus freeing above ground levels for retail)? I dun see that in new mixed developments recently.

1) The site plan you posted is really very powerful. Another website also copied and pasted it.

2) Looks like there will be 2 levels of retail mall. If true, then guess there will be a basement mall.

3) Commercial units are not for sale. They will be managed by Array Realty Pte Ltd. Dun know how true is this.

I think better to be centrally managed than sold to individual owners for commercial units.

TOP for nine residences is June 2017 on paper. No information on The Wisteria condo (http://www.propertysales.sg/the-wisteria-condo/) so far.

Someone mentioned in the nine residences discussion thread that it has TOP already. If it's true, then it is really 1.5 years ahead of official date.

Wisteria will likely be launched in February after the launch of Wandervale EC in end January

I wonder why Gina Lim, the Huttons agent is promoting ERA new launches ?

900psf in line with pricing of high park or riverbank. Frankly the design is ultra hdb. No balconies but with giant ac ledge. Facilities and landscaping is average at the best. Location also at the most ulu corner of yishun.

Realistically, what views can possibly be seen there ? The selling point is the 100 plus shops in the mall (which aren't for sale and will be run by Keppeland) and the convenience of the free shuttle bus service to Khatib mrt.

Went showflat viewing. The workmanship is average at best. Master bedroom ultra small, can only fit queen bed. Bedroom flooring is laminate. Washers not provided. Fridge not provided except 1 and 1+s. But 1 and 1+ s only got microwave oven. Do note the mall ac condenser and exhaust is behind the clubhouse and the hdb flat is surrounding it. Imagine all the hot air trapped in the space.

Block to block distance between the pool is only 18m.

Carpark entrance is the same as mall shoppers except level 3 is for residents only. Might need to queue to go parking.

480k indicative I believe is one of the lowest quantum for new launch with a mall below

They only have 1+S showflat. Quite standard in design. The good things are:
the study is got a window, but looking into the 2+study's kitchen.
dual entrance toilet
toilet got window for natural ventilation.

The 1 bedroom is similar in design except:
the living area is shorter and fatter.
no window in toilet with mechanical ventilation
cannot access ac ledge from balcony.

And they are also trying to sell "digital home" concept with digital lock and an app where u can switch on your ac and lights remotely with ur smart phone or tablet.

I am worried too so quickly got a unit not subjected to those regulations.

My friend told me HDB has been using that technology though so should be stable.

From online references ppvc gives more standard finishings.

One of my friend's sengkang hdb had a prefabricated bathroom and after a few years many units had water drainage problems. So hdb replaced all the bathrooms for free. I doubt private developers will do that.
