Hi All, just want to get some first-hand feedback about living on the ground floor PES units in condos. Everyone talks about possible creepy crawlies and lack of privacy depending on your facing. But how bad does it get?

1. Is there another floor below the ground floor, most development have the carpark below the ground floor. If there is then the rubbish opening will be at the carpark.

2. The PES is it covered and how many unit above it.

3. Is the PES on ground level or a few step above the ground level.

4. Is there any plant between the PES and the common area.

5. Is the PES gated.

6. Common area is it heavy traffic.

It would be good if you don't mind drawing the blinds and keeping the air con on the whole day. In you are near the common entrance to the block, it may get a bit noisy especially if the common gate emits a noise when someone opens it. Some smokers like to loiter near main entrance. If there is a dustbin near your unit, it could be dirty with beer bottles. If near road or car park, headlights could be irritating.

It all depend on the development and the unit. I have seen some decent ones that does offer good privacy.

Good privacy comes at a price. unless the security guards are very hardworking, else those burglar simple love to attack this unit.

Imagine your Aircon faulty and you can't open the balcony or window else uninvited guest will come in and many more. Installing gate makes it unsightly.

Bird shit, dead leave, cat, pest... Unless you have Ang mo lifestyle, love the nature, else think twice.

Yes there is basement. PES is covered, few steps from ground, gated, some plants separating common area, 18 floors above.

Thank you for all the useful points! We thought the main pros will be more space for bigger items like bikes, no fear of kids falling off the balcony, great space for kids (boys) and gardening possibility. Tough decision!

Ura now allow people to cover the balcony for both the penthouse and patio owner.

Another point of consideration living at the ground floor is that your main door is likely to be along a relatively busy corridor near the common lift lobby. Everyday you will have residents walking past your main door waiting for lifts. The kitchen/yard area will also be fairly exposed to passer-bys.

The plus point is of cos the space .... and the landed feel :)

There are some so called ground floor units on higher grounds or on top of mscp. Some others with direct pool access. These might ensure better privacy. E.g. 8 courtyards, vacanza, sims urban oasis, archipelago and Botanique bartley have some pes units on top of mscp or on higher ground. Waterfront key and isle have units with direct pool access.

You will like the space.
As for crawly, they will be gone after a year; new soil normally Hv crawly
