District 05 next new launch condo in Clementi Avenue 1 will be develop by UOL and Singland. The project is named The Clement Canopy condo and will have 450 units. Unit mix is not confirm at this point of time. My guess is there will be 1 to 4 bed room. The Clement Canopy is 99 years leasehold like all other GLS land. Clementi did not have much condo launch in the past few years therefore this project is welcoming for district 5 supporters. For investors too there are plenty to cheer.The Clement Canopy condo at Clementi Ave 1 (http://www.sgpropertyportfolio.com/clement-canopy/) can be very good for rental. There are many Tertiary Campus nearby. NUS, Singapore and Nee Ann poly and Canadian International School are all nearby. Can lease to lecturers and foreign student and expats working in nearby business parks or Jurong industrial estate. For local owner stayer, Clementi is a great location too. From The Clement Canopy to Clementi central is only 2 to 3 bus stop or 15 minute walk. There is Clementi Mall for shopping or if you can go Jurong East where there is Gem, Westgate and Jcube malls. It is almost the same travelling time to Jurong East where most of the amenties is but in clementi you are nearer to the real CDB in Singapore and you are surrounded by NUS and other tertiary. The condo in the same area has been getting very good rental yield for many years.
