Those Duo units facing this plot of land or Suntec direction will get blocked unfortunately as its plot ratio marks maximum 48 stories.

Its triggered by a foreign developer with deep pockets (someone who has built 80 units condo in Singapore, who?). Unfortunately, the underground will not link straight to Bugis MRT like what Duo is designed currently. But it will still be linked to Duo and maybe Gateway and Suntec via underground passage. There is something blocking this direct MRT linkage apparently.

My guess is another mixed development with offices, retail and hotel/serviced apartment component as listed in the QnA. It will be a waste if it is a pure offices only. The neighbouring developments will get another lift in terms of vibrancy from 2021 onwards. More life in D7.

Its anybody guess how much it will be finally transacted in 12 weeks time. $1.3 billion?

Even 1.3B (1360 psf) looks cheap comparing to sterling road sale 1050 psf.

Prime area (bugis) vs far2 away town (queenstown).
Commercial vs residential.

IMHO, this site is caught in a dichotomy of being prime but not fully into it. Can't really say it's like South Beach (frontage facing SB is minimal) yet not really having the connectivity like Duo.

However I find a few things going for it. If it can link to suntec underground, this might be its saving grace. It also can have a Nicoll Highway ingress access. Built high, it can have pretty good facing of the city.

Residential will breach $2,500 psf when launched. It will likely sit in the pricing of a low SB and mid tier Duo prices.

Exciting nonetheless for D7 investors like me as CBD extension takes another step forward just as we are talking about it.
