MCL Land purchased 99-year leasehold land located at Margaret Drive from Government Land Sales (GLS) in Dec 2016 for $238.39’M. The new development shall be named as Margaret Ville (http://www.sgpropertyshelf.com/properties/margaret-ville/).

It is located near the Commonwealth MRT and Queenstown MRT, served by the East-West MRT line. There are also a variety of buses at the nearby bus stop which offer direct services to Orchard, CBD, Habourfront, Clarke Quay and many other places of interests.

There are plenty of amenities within walking distance around Margaret Ville, including the upcoming Dawson Hawker Centre and commercial shops, Queenstown public library and Queenstown polyclinic. It is also close to shopping, dining and entertainment options at Queensway Shopping Centre, IKEA Alexandra and Alexandra Central. Lifestyle clusters such as Holland Village, Rochester Park and Dempsey Hill are also a short drive away.

Price is expensive but still manageable for District 3.

More reasonable compared to Garden Residences.

1184 sqf for 4 bedrooms with only 2 bathroom (1 master + 1 common to be shared by 3 other bedrooms), but has 2 big balconies asking for 19xx+ psf for D3 99 year leasehold?

Am i missing something?

Based on the preview price, it will be from $1,8xx psf. There is one common toilet and one w/c near the utility/ kitchen area.

For 4 bedroom units, the balconies offer dual-view. Living room balcony is facing towards city and Dawson Estate and can have pocket view of the city skyline. The master bedroom balcony is facing towards Dempsey & botanic gardens.

The theme for Margaret Ville is Luxury, Nature & Exclusivity. The key selling point for Margaret Ville is actually the interior finishing and design concept:

1) Having boutique hotel concept, with a grand air-con lobby and basic concierge services, which stands out from other D3 projects.

2) Flooring is not ordinary marble for living & dining areas. Instead of the usual white/ beige marble, Margaret Ville uses the gray marble from Turkey. Master bathroom uses Italian marble and balcony uses Italian tiles too. You will see such flooring possibly only in some D9/ D10 projects or luxury hotels. It is very rare to see such finishing in a D3 project.

3) Plenty of smart storage space. This includes smart overhead storage near the entrance of the living room. The DB box is also compartmentalized for additional shelving and to maximize storage space. For the toilets, plenty of compartmentalized storage space behind the mirror. In the shower area, a marble ledge is also provided to put your bottles of shampoo etc. The wardrobes also not ordinary, has a side compartment to put small items. The good thing is that the new home owner does not need to do much additional renovation to add storage space.

4) Quality of the fittings are also a grade or 2 higher than other developments. Instead of using laminate, tempered glass is being used on the outside of the kitchen and bedroom cabinets. The sanitary fittings are by Hansgrohe, again typical of D9/D10 projects, not D3 projects.

Although you may get freehold condo in D9/10 with similar features, the prices of new launch there may be $3,xxx psf onwards. However, Margaret Ville provides an option for those who enjoy the features in a D9/10 condo but not willing to purchase a D9/10 condo, for about 40% less. Furthermore, D3 is still considered quite centrally located, easy access to Orchard, CBD, Sentosa etc. In recent times, some of the resale prices in D3 have even hit $2,xxx psf.

I think commonwealth towers subsale or Queens peak from dev is better deal.

Went to showflat today to kaypoh. A few comments:
a. 2nd day of sales
b. showflat not very crowded
c. low floor selling much better than high floor
d. 2 bedders mostly sold
e. agent claims 35% sold
f. layout of the bigger units are nice and well thought out.

I'm not a fan of the location though...

In terms of public transport, Queenstown has quite a good network of public buses too, such as direct buses to Orchard, CBD, Clarke Quay, Mapletree Business City, Holland Village etc. These destinations will otherwise need MRT transfers. If not, grab or cab is inexpensive from Queenstown to such lifestyle areas too. In this aspect, Margaret Ville probably does not lose out as much as many people would perceive.

Margaret Ville also focuses on exclusivity with only 309 units, one of the smaller new developments in Queenstown area. It is also located in the quieter part of Queenstown residential estate, away from the hustle and bustle of the new Dawson estate. Also, focus for Margaret Ville would be on its interior finishing and quality. Seems to be targeted towards people with such preferences.

Most popular unit type is the 2 BR 2 Bath, with only handful of units remaining. The other most popular units are 1BR, 1BR with study and 2 BR 1 Bath. Probably between 30% to 35% sold overall. Quite successful sales compared to the other mass market launches on the same weekend.

With so many projects launching up ahead, my money is on Kent Ridge Hill Residences its located near the MRT, good rental ability and has a huge future transformation going for it. Margeret Ville is overpriced and no growth potential. BAd investment



If we bother to read up and gain knowledge for ourselves, we can easily sieve out the good properties from the bad. Don't be like those "wannabe investors" and just blindly buy.


Investment takes knowledge, time, effort and experience...thats why only a few of us succeed.
