The bullish bids in Perumal Road from Low Keng Huat leading the pack are a clear signal that developers remain hungry for sites.

The land has a total 11 bids with an offer of $174.08 million and was about 4.4 per cent higher the bid place by China Construction (South Pacific).

my guess.. this development at Uptown at Farrer (https://www.propertyreview.sg/uptown-farrer/) likely average 17xxpsf...

Uptown at Farrer by Low Keng Huat is going to launch soon very near to Farrer MRT station. This is a mixed development, with a high proportion of serviced apartments, and some shops on the ground level. Its main selling point is how close it is to the train station, barely a couple of minutes door to door (quite apart from its position on the fringe of the city centre). But if you prefer something freehold, rather than the leasehold tenure of Uptown at Farrer (https://esingaporeproperty.sg/property/uptown-at-farrer-condo/), then you might want to consider the 1953 condo by Roxy-Pacific instead. This is also a mixed development, but on a much smaller scale than for Uptown. It numbers only 58 residential units and 14 shops, and is located about 6 minutes walk from Farrer MRT station.

The good news is that the unit layouts are among the best around for new launches. They are quite spacious for a change. The showflat showcases the 1 + study and 3 bedroom units. The 1 + study is especially attractive. A really spacious study that could easily double up as a 2nd bedroom. The 3 bedroom unit in the 1953 condo showflat (https://esingaporeproperty.sg/property/1953-condo-tessensohn/) has a really high ceiling, with even attic windows on top. What is puzzling though, is why a 3 bedroom unit should need 4 bathrooms! By the way, the retail shops, also freehold, all 14 of them, are also for sale.

After some further delays, it looks like Uptown at Farrer is finally going to launch. In the meantime, 1953 nearby just opened for sales last weekend, with an encouraging 31% take up rate. That should give some confidence to the developer for Uptown, provided they price it right.
