no idea on the exact number of units left but seems plenty is availabe from 2 - 4 bedrooms..

as for price, was told by agent can try at 700psf..
a buyer offered 680psf was rejected

Thanks for the contact. Wilson confirmed that it was 700K in quantum. In terms of psf, it is still about $750psf.

This project will have be more expensive than KR. I am guessing it is probably worth S$50 psf more. I would opt for FP anytime.

frankly i think 750psf is still high..
if it was attractive, they would have sold more units by now already..

between this and kovan residence, i will choose kovan residence.
location and amenities, KR wins hands down.
FP has advantage in terms of 999 leasehold and private lift lobby but other than that, i feel KR is better.

in addition, the recent drop in price for KR makes it attractive compared to initial launch. pool view 3BR low floor is going for 850k, 680psf

Good idea....but this is only possible assuming none of us like the same unit :)

I think longer than that. For those with children, I think can be quite dangerous to walk alone especially at night. Maybe most "serene" and "exclusive" projects are the same.

Need to wait a while. Only once purchasers complete the sales, bank will then ask lawyer to file caveat.

BTW, what is the time required to walk from FP to Kovan MRT? Anyone got try? Seems like a 15-20mins long walk.....you guys got consider getting Kovan Residences instead?

For those who have made it to FP, it is hard not to even compare KR. It really depends on what you want in a home and what is important to you.

One feature I noticed about the Private Lift for this project is that residents/guest at the ground level (swimming pool / amenities level) have to take the stairs to go down 1 level to reach the lift landing to go home. This is the same when going to the pool; garden and BBq from home, residents need to take lift to parking level then walk up the stairs.

This is a very wired arrangement especially when it is a low rise building. The lift becomes rather redundant. :beats-me-man:

I went to the showflat last week, the price quoted to me "after discount" was still at a high side...around $788psf. I am keen if the price can go further lower. Maybe interested buyers can negotiate together? :rolleyes:

understand from him that they sold 2BR around 770psf so price has not dropped...

i am withdrawing from this project but think there are others like bro gohsoonk and vincent?? who are interested. Maybe you all can consider banding together to negotiate but someone must do the coordinating work lah..

let me know if you all really decide to proceed as a group. i have a friend who is also interested in FP. That will add 1 more unit and hopefully increase your bargaining power.

it will influence to a certain extent but it cannot be taken as absolute.

while all business exist to earn profits, sometimes losses will happen..

if developer has holding power then it is not an issue.
otherwise, they might have to sell at a loss just to move units and recover some cost and move on to other profitable projects.

so to answer you, in my opinion, i find 770psf expensive.

Kovan Residences very good location and priced cheaper....near MRT very good. But the number of units are well.....a bit too many...and also 99 year leasehold. well, everyone sees things differently.... :)
which is why they still managed to sell a number of units..

i like the private lift but the units will get afternoon sun..
from personal experience, i dont like afternoon sun so that is a deal-breaker

end of the day, as long as you are comfortable with the price and unit, just go ahead.. it is going to be your place after all... no need to answer or explain to others..

Gohsoonk, Good and smart for you to withdraw.

Any one who bought this property must be either mad or stupid! The price is way above the market expectation.

I have just found out that Becon Heights is offering about $750 psf for units below 7th floor.

Becon Heights is also a full Condo Status.

This FP developer must really do some waking up!

Yup, price increased to 900psf. $1.12Mil for 1238sqft 3 bedder. Made a trip down to the new showflat recently. It is a very private and exclusive project no doubt, albeit very far from kovan MRT...approximately, 15 to 20mins plus. But it is near main road Hougang Ave 2. But saying that, if you have the money, go for it... the landscaping damn beautiful. Big pool (approximately 27metres by 17metres) and cascading stream from stack 17 to 22. The stream water trickles down from higher ground at stack 17 downwards......those who bought ground floor units will truly enjoy this awesome landscaping. Total basement carpark lots of 136 for 125units also not too bad.

Funny thing is when price is at 790psf a few weeks back, nobody want to touch it. But for 880psf plus, got people buy I was told....

Vacancies left after 2A2: 103

103 will be shared between Phase 2B and 2C (50%) - 51 vacancies each :scared-5:

You'll get higher chance if you opted to be a parent volunteer... then go into phase 2B, and you'll stand a higher chance if there's a need to ballot (based on proximity to school)!

Actually the units not exactly good... the ones with private lift (if you like this gimmick) are East/West facing. The only unit left that is North/South facing is with common lift (there are still 2 penthouse units available but they are out of reach, so not in consideration at all).

My backside itchy, go and visit the showroom, now really tempted to commit... but the price is expensive... now the key question is will it go higher in the medium term... and looking at recent trend it seems like the only direction the prices are going is North! :hell-hath-no-fury:

Its really the space. With psf price getting higher, every ft in the house counts. But with the private lift lobby, the entire lobby area eats into the house (and u are paying for this space!). Plus anyone sharing the lift with u actually is able to peep into the whole living area, unless u are staying in the top floor!

Nevertheless, I still like this gimmick, given that it gives a sense of exclusivity and something most condos does not have. :)

I guess by virtue of the fact that there is only 125 units, maintenance fees is expected to be high. Agent told me it is $300+. I guess its probably high end of $300+.

I suggest you contact an agent and go down and take a lot, saw a number of agents advertising. Think this will appeal to those who are used to living in a landed area and enjoy the facilities.

hi..i bought a 2br unit for this project...waiting for the letter to collect keys...so still yet to see the furnishing. but I like the place, cos its give a resort feeling...

the pool view units are mostly the 3br units. mine is on the hill, can see partial water stream and pool. Managed to grab a unit there last yr when the price are still reasonable about $780psf for a 999yr. I find it a good buy and my children's childcare is just walking distance away.
Has to see the real unit before deciding for self stay or rental :)
Been there during the reception cocktail, the enviroment is nice and doesn't give u the cramped feeling, children can run around freely and surprising, it's very windy.

Lovely place for self stay....rental may not be easy as it is OCR location with no walkable MRT...or u can consider renting out ur current place instead. :2cents:
