CUSCADEN ROYALE – OVER 70% BOOKED PRIOR TO SOFT LAUNCH

Singapore, 7 February 2007 - Hiap Hoe Limited, a niche market residential property developer will soft launch its latest freehold luxury residential development, the Cuscaden Royale on 8 February 2007 (Thursday).

The Cuscaden Royale is a contemporary architectural edifice that promises one a privileged and exclusive lifestyle.

This development occupies the former Angullia Park site, a private enclave at Singapore’s prestigious district of Orchard Road, and lies in close proximity to Orchard Road MRT, reputable international and top Singapore schools, country clubs, worldclass medical centres, affluent retail shops, fine restaurants, and even the Singapore Botanic Gardens.

Standing at 19-storeys tall, the development comprises 43 luxury two and threebedroom apartments and 3 penthouses; with sizes ranging from 937 sq ft to 1,948 sq ft.

Each unit has been exquisitely designed with superior quality finishes, and seeks to offer an oasis away from the hustle and bustle that comes with city living.

The Cuscaden Royale is also awash with a suite of facilities, such as lap and wading pools and a jacuzzi on the 2nd floor, and a gymnasium, outdoor fitness stations, and a barbeque and teppanyaki area on the 14th floor.

Mr Teo Ho Beng, CEO of Hiap Hoe Limited said, “We are very proud and excited to present the Cuscaden Royale, a freehold luxury residential property. The Cuscaden Royale is specially designed for small families looking for peace and tranquility, and the convenience of a central location that has easy access to all types of facilities.”

With property prices and rental rates in the vicinity expected to continue its appreciation, Hiap Hoe believes that the soft-launch price of between $2,300 and $2,800 psf will prove attractive for buyers looking for a good investment opportunity. In fact, the developer has received bookings for more than 70% even prior to the soft launch. These units were booked at prices up to approximately $2,600 psf.

The Cuscaden Royale is expected to receive its Temporary Occupation Permit in December 2010.
