i agree...the area is close to nature, serene and peaceful with bunch of happy hobbits...erm....humans living there. Look at the folks at WFW thread....they are so passionate about their new homes. Good for them :)

Basically I think it is good that you know whether you need or need not deal with IRAS after you sell a property. Admittedly, it is definitely bad for property speculators hoping for a quick gain. Also, those who upgrade from HDB to condo by selling it off now, will be discouraged from selling the condo within 4 years time. :2cents:

i think the afternoon sun is not direct into the living room, like Aquarius and clearwater. The stretch from baywater towards WW is facing the reserviour at an angle (more towards tropical direction), so the sun may just come slightly into the living room.

A good way is to visit the reserviour around 4-5pm, look at how the units behave at baywater, you should get a concrete idea..

it should be OK if you are not at the top floor... for top floor, it will be very warn through out the day... the other issue is water leakage and crack...

no prob.

dont think this is a concern as well, condo apartment comes with 2 layers of ceiling (aka the false ceiling) so heat is unlikely to transfer into the living room from ceiling. BUT, there may be water leakage problem if the ceiling water proof was not done properly, but i guess reputated developer should not have this problem or can rectify it easily.

I think the WFKey 2 bedders have better facing as compared to WFW. They should be mainly facing the park whereas WFW 2 bedders facing HDB and carpark so i am not surprise if the PSF is higher for the 2 bedders for WFkey.

Those on the high floor has very bad road traffic noise, 8th floor and below has less noise...the least noise is the 2nd floor actually, shielded by the park. But u can still hear sound rumbling road noise in the background, not total quiet. :beats-me-man:

I highlighted this issue in WFW thread b4. I tried it at blk 724, the lakeview is fantastic. Basically WFW and Keys are sandwiched by PIE and Bedok Reservoir Road. High floor can always hear rumbling road noise in the background. Notice that the showroom is situated near Damai School, ground floor, so you only notice noise from Bedok Reservoir Road. The 3rd plot of land is better because it has HDB blocks behind it to filter off PIE noise. WFW owners please don't flame me, each project has its plus/minus point. East Coast condos near ECP or condo like The Arte all having same problems.

Its really up to individuals. There are many condos just right next to ECP/ PIE & even MRT tracks but still there are buyers. In the case of WFW or WFkey you still have a park with trees that will help to filter off the noise.....The good thing is you will not be looking into another person's house since its really unblock. But at the end of the day will have take into account the pros/ cons and most importantly the price as all these pros or cons will be factored into the pricing.

CDL launching Balmoral Rd condo project

Preview of 437-unit Waterfront Key at Bedok Reservoir likely today

AFTER holding on to its Garden Hotel property at Balmoral Road for 10 years, City Developments Ltd (CDL) is finally launching an 85-unit condo project on the site.

Waterfront Key is a 99-year-leasehold condo with 437 units. Prices had not been finalised by last night, but market watchers reckon the cue will be taken from current pricing for Waterfront Waves next door, which they are selling at $680-$700 psf on average.

A preview for staff and directors began yesterday, while sales to invited guests are slated to begin today.

The average price of the 12-storey freehold condo Volari@Balmoral is understood to be about $2,000 per square foot (psf) for early birds. Market watchers say this is about 20-25 per cent below peak 2007 prices in the location.

The condo comprises two, three and four-bedroom units and penthouses. The two-bedders are about 1,325 sq ft, and based on the $2,000 psf average price, the lump sum investment would be about $2.7 million.

At Bedok Reservoir, Far East Organization and Frasers Centrepoint are expected to preview Waterfront Key today to staff, business associates and buyers who have registered interest.

Waterfront Key is a 99-year-leasehold condo with 437 units. Prices had not been finalised by last night, but market watchers reckon the cue will be taken from current pricing for the developers' Waterfront Waves next door, which they are selling at $680-$700 psf on average.

The 405-unit condo, released early last year, is 78 per cent sold.

Back at Balmoral Road, it has been a decade-long wait for CDL, which bought Garden Hotel in June 1999 for $108 million from Kechapi Pte Ltd, controlled by the Chua family that once controlled Cycle & Carriage - now known as Jardine Cycle & Carriage. Garden Hotel comprises two four-storey wings. The original building was built in the early 1970s and the other wing was completed in 1983. They don't even have brochure ready, just papers from the agents. The good thing about the design is there are no stupid planters. Those without balcony units get full interior space + a/c ledge. Good finishing with marble flooring and bathtubs or sunken bath for all units, even 2 bedders.

You get 1% more if you stay in Tampines/Simei/Bedok. Only 86 units of 2brs so will be gone by today. Compact 3brs is either 969sqft or 1033sqft :scared-3:

Once they reach 70% sold out for WFW and Keys, already break even so no hurry. If I were them, wait till the peak come 2-3 years later to have the final kill better. FEO style. The final piece of land is the best, south-facing facing HDBs (no PIE noise), west facing Dami secondary school, north-facing lake ... closer to future MRT station I bet somewhere close to the DBSS bedok site .killer price.

City Developments is understood to have sold between 50 and 60 units of its 85-unit Volari@Balmoral condo at Balmoral Road. The 12-storey freehold project, priced at about $2,000 psf on average, will be built on the current Garden Hotel site. Residents will enjoy views of the lush greenery of the Goodwood Hill area. It was released for sale late last week.

Over at Bedok Reservoir, Far East Organization and Frasers Centrepoint have sold 120 units of Waterfront Key at an average price of $735 psf.

This pricing is about 5-8 per cent higher than the $680-700 psf average price at which the two developers are selling units at the adjacent Waterfront Waves, which was 78 per cent sold as of last Thursday. Both projects are 99-year leasehold.

As for their latest condo, the 437-unit Waterfront Key, 176 units have been released since Friday. Far East said that in terms of absolute quantum, prices range from $593,000 for a two-bedroom unit of 840 sq ft to $1.42 million for a 1,518 sq apartment with four bedrooms. The sole penthouse in the initial batch of 176 units is a 2,992 sq ft unit priced at $3.14 million.

Buyers of nearly all the 120 units sold did not opt for an interest absorption scheme (IAS), which comes at a 4 per cent price premium. The units released so far comprise a good mix of reservoir-facing, park-fronting and pool-view apartments. The 15-storey condo has a total of eight blocks.

Volari's prices range from $1,800 psf to $2,300 psf. BT understands that an IAS is included in the price. However, the majority of buyers are understood to have opted for normal progressive payments, which means that they save 2 per cent on the pricing.

Developers have sold over 7,300 private homes in Singapore in the first six months of this year, surpassing the measly 4,264 units sold for the whole of last year. This has started to give developers some pricing power.

A seasoned property developer said that typically, price stability sets in when developers sell about 5,500 to 6,000 units over a 12-month period.

Increasingly, property analysts are predicting an increase in private home prices for the whole of this year and see the trend gaining momentum in 2010. Analysts' estimates of full-year sales for this year range from around 9,000 to 14,000 units.

The strong home buying in recent months runs counter to the backdrop of wage cuts and job losses amid the recession.

Analysts credit the revival in home buying to developers' strategy of chopping prices earlier this year, pent-up demand, the stock-market rally, a low interest rate environment, lack of trust among investors in financial instruments after Lehman's collapse and the appeal of property as an anti-inflationary hedge.

The Gale plus point is only the FH, other than that the location is really ulu and no amenities watsoever within walking distance...when we visited the traffic was so bad coming out we were stuck for like 5 mins at the small road....Oasis location is also too far east, unless working in Changi area its really too far from town.....

I guess for waterfront the plus point is its closer to amenities and city as compared to the above...also the park and reservoir is just nearby good for family with kids...and don't forget the high possibility that the MRT is going to be really nearby...I maybe bias since i am a WFW owner but tats my own view....

When MRT station is confirmed and in operation, indeed is quite an ideal location for living as long as you don't buy the PIE facing units (you want peace, end up you close your windows all the time to avoid noise from PIE traffic @ 750psf??). What I really don't like is the tactic of the developers/agents. They build the showflat very far from PIE and keep mentioning about facing park. In other projects like Metropolitan, The Arte, DBR, Casa Merah, the MRT noise is immediately obvious to the visitors. In Waterfront showflat, they really hide this fact very well. In WFW, they also sell partial lakeview units and never mention it will be blocked by WFK and upcoming projects. And about MRT, one agent will say it is going to be at Aquarius By the Park. Another will say LTA has confirmed the MRT line runs thru Bedok Reservoir Road (?!).

Btw, it's true that the development is facing the town park. This is a true fact.

Not sure whether you have visited the former WFW showflat. It was actually located at the current Waves site. They relocated the showflat further down to make way for waves construction and also for Key in the near future. Does not make sense to have the showflat at the WFK site and later has to relocate again to make way for Key to start work.

Not sure which agent had served you. Maybe he/she did not do his/her homework. The agent that served me did highlight about the partial lake view of certain units may be blocked by future developments. But there may be chances the architecture may try to minimize the blockage of the view.

Yup, agree the location for The Gale is ulu ... not much betta than O@E. The latter is probably still need to some amenities but not The Gale (so dun understand their TV advert can actually start with A = Amenities :tongue3: ).

Well, maybe some pp like G for the place juz like those pp who bought F ... that whole place is a Hillview-in-the-making. Not so many projects yet ... still can count from A to G lah :D

What I really don't like is the tactic of the developers/agents. They build the showflat very far from PIE and keep mentioning about facing park. In other projects like Metropolitan, The Arte, DBR, Casa Merah, the MRT noise is immediately obvious to the visitors. In Waterfront showflat, they really hide this fact very well. In WFW, they also sell partial lakeview units and never mention it will be blocked by WFK and upcoming projects. And about MRT, one agent will say it is going to be at Aquarius By the Park. Another will say LTA has confirmed the MRT line runs thru Bedok Reservoir Road (?!).

Many projects showflats are not on actual site i don't think developer is doing so just to hide the fact on the PIE noise.....As buyers before we commit the $600k-$800k should also do our own homework.....Agents are basically salesmen who of course only highlight the good points and play down the bad ones ...this should be common to all project and not just WF......the agent who serve me was very professional and she never highlight on MRT location becos she said at this point there is no confirmation of the site....she told us if the annoucement is made and really so nearby the price will never be at this range.......when we buy we never really take the MRT into consideration...will be a big bonus to us if its tat nearby...

Heard if u stay in the east, got 1% extra discount but not sure still available or not. Come on azeoprop, although I don't like PIE noise, I have to admit the white marble flooring and master toilet is really nice & no useless thing like planter + the key thing is reservoir living is relaxing. Buy low floor PIE noise should be less of an issue. But the new tower i think smaller unit will command even higher psf ... starting from 800psf ? If buy for own stay, just cheong lah.

Well I guess that is their strategic plan/plot.... The last 2 plots is exactly in the middle of the Reservoir and nearer to ammenites.....and MRT, if that where FEO thinks the MRT will be...definately will be more ex. I was already informed by the FEO sales person previously....it will be premium price and it will be launch much much later when the economy picks up. Guess they also hv to factor in the $ spent to top up the 99LH.... btw, not sure if WFK will hv their LH gets top up or not?.....anyway no diff lah....1-2yr diff.....

I think the buyer won't think about it now....have a long time to worry about.....their official TOP date is 2015, even if its early TOP, probably end 2013 or early 2014....it is some 4yrs away. On the positive note, tat is the period where the economy should be out of the woods.....based on all the payment scheme taken up, these shd b ppl with cash....

Just came back from jogging.

WFK showflat is still very packed. Waves show units are opened for viewing too. Crowd are treated to buffet dinner just outside the showflat under the stars and enjoying the beautiful lake view.

As what i know, Tower F,G,H almost sold out.
D,E all the two bedder and most 3 bedder are gone except quite alot on 4 bedder.

Tower ABC i dun know when going to be launch. but based on the current sales i think it is quite a good result. Correct me if i am wronge.

Also, based on what i have analyse on the plot of land for the waterfront project. i went there to see the whole plot of land and gauge on the distance for the new coming last two projects, below is mu thinking

They have 4 projects in total. first is waterfornt wave which is now under construction. This project will have HDB facing. Which some may not like it at all.

For waterfront key, no HDB facing, tower E will be the nearest to baywater. Tower G and A will be nearest to WFW. By then waterfront wave TOP, waterfront key is still on the way for constrution which may causes some noise and dust pollution to waterfront wave residents.

As for another two new projects, they are also quite near to waterfront wave, and both will also have HDB facing. When start construction, same noise problem is going to arise. not only noise but also dusty. That is why waterfront wave is selling lower price then waterfront key.

This is juz my analysis where i may not be right.

Dun know if anyone notice when you drive pass or walk pass the Waterfront development under construction lately, you will notice the stack/blocks facing the reservoir view is super near the main road. Maybe just <10m away. Quite Scary:doh: .

i.e When a double decker SBS bus drive pass and you throw a stone, you can easily hit the bus:banghead:

I think they are stacking up to floor to around 5th floor already.
Based on URA guidelines, can they build so near the mainroad?

You are right but remember all 4 project land lease will start from 2007. So if the 4th project start sometime like 2011, take about 2-3 years to build. It would have lost 8-10 years from its lease by the time it TOP. Subjected to market conditions.

Waterfront wave is the 1st project, price is fairly priced and also becos of the downturn. By the time the 4th project launched, it may price way above 1mil. Unless they build super small 2 bedders and 1 bedder... then the quantum sum will be lower thus seems attractive.

Was the launch price of WFW cheap by industry standard? I suppose we have to bear in mind the changing market condition over the sale period in our analysis. You will also notice that the unit sizes of WFW is generally much bigger than WFK. It is also quite common that all things being equal, the psf of bigger units are lower than smaller ones. All of the above probably had contributed to the lower average psf for WFW as compared to WFK.

As for the facing, buyer will know what they will get when they decide on a purchase. Does it matter if the facing is to HDB or another condo? The rationale is the same...you will be looking at or have people looking into your unit if placed too close. Even for those facing the reservoir, the upside being the view is challeged by the downside of the noise from the road.

As for the construction, it is probably something that everyone gotta live with...but at least it is a short term problem with an end date.

I put it across the other way, considering that all the waterfront wave projects are marketed with the same ideals, then wouldn't the WFW owners benefit from the overall average selling price of the units in the future considering it has the lowest 'cost price'?

Just a thought.

Yes, I got a unit there but I'm not one of those tat can afford the front rows....btw, the 1st floor is the carpark.... #01-xx is actually on the 2nd floor onwards....thus with all the vegetation up, its not really so easy to PEEP inside.

as for ur 2nd concern, I think ppl who bought those units wud hv expected it......u want the view, u hv to except it....nothing is perfect in this world. Along Bedok Reservoir Road, all the development r like this so its nothing new.....and how u know, probably those who can afford to live in the front row can afford to close the window and on aircon the whole day.....

its just the same as ppl who live in Bayshore, they r facing ECP and comes with Seaview, the noise level is 10time worst, and imagine those hell drivers with their soup up car racing along ECP in the wee hours....
also if some bugger should throw something out of the window, it may end up with 10 car pile up anytime....so sometime one man poison is another man's meat.......

The big stone is to test the bored piles (a deep hole filled up with metal bars and concrete) in the ground for any sign of settlements after loading the piles with the required load (from the stacked stone, as required by professional engineers).

Very common sight for large building constructons.

Hi WK owners,
not sure if you've received a letter recently from Far East with regards to the style/layout of the kitchen & master bath.

Would like to gather some info/opinion before making my selections. My choices are:
1. Master bath room, choose either:
a. standing shower area
b. long bath
c. sunken bath

2. Kitchen (trickier as neither seems better than the other), choose either:
a. conventional (ie, kitchen hoods at the same side as the basin)
b. alternative kitchen layout (ie, kitchen hoods facing dining and extended out 1/3 of dining area)

I'm more concern about the kitchen layout as i'm not sure where is the storage space for the fridge/washing machine/dryer for 2a. 2b. Appreciate your views...

I think i will be opting for a sunken bath for masterbedroom... Yes, like you, im totally clueless on the kitchen selection....

the letter actually came from FCL Peak Pte. Ltd. - ie the developer...

and yes i think i'll be selecting the sunken bath too.

something i forgot to mention earlier is the choice of the "theme" color, ie, Summer (white marble) or Spring (beige marble) theme. i think i'll opt for the Spring theme since the beige color marble is easier to maintain but it also come with "timber look" laminated cabinet door and wardrobe - i didn't pay attention to the wardrobe of the Spring theme showflat, can someone pls post some photos in case you have it? thanks!

The mass market segment had already fully sold to all the rich HDB up-graders....

Now left with the poorer ones that can't afford to buy at this high price.

I don't think the market will move up anymore.....either down or stagnant

Look at Hundred Trees projects, the range for 1 to 2 bedrooms at $500K to $700K sold quite fast but the bigger units above million are not moving that fast anymore.

All the so call Singapore millionaries had already "dry up"

Left not many......add 3 more that strike ToTo yesterday 3.3 million each.

I think you are not exactly correct.
It seems to me that Hundred Trees are doing fine so far.

We paid a quick visit to the Hundred Trees showroom today and guess what? Along with all the 1BRs and 2BRs sold out last week, the 2+1BRs, 3BRs and PH are gone too!

All that's left are a couple of 3+1BRs and 4BRs. CDL must be really happy, Hundred Trees is on it's way to being sold out. All that in 9 days since it's preview launch last Friday 25 September!

Prices at the time of visit hovered in the $920 to $1,000 psf range.

The 956-year leasehold project in West Coast has done remarkably well, even with the recent government measures to cool the market. So much for dampening the market frenzy!

What's more it has done so without any MRT nearby or any so-called unique selling point like a reservoir view or sea view. Could it be the power of the CDL brand? Or is there something else?
