Saw the onemag.sg and a new development called Leicester suites at the remaining enbloc site along leicester road. This is the development between Platinum Edge and Intero.
With this last development the entire Leicester Rd is now completely redeveloped as a residential area.
BTW, I own a unit in OL.
Looks pretty packed...

The plot size is similar to Intero , may be 50 units average 93-94 sq m size, 3 bedder w/o utility room.

Actually i think Parc Aston is probably the best located. It is a shame the developer chose to build 2 stacks of 3 bedders instead of say mm and 2 bedders for one of the stacks. :doh:

Glad that it'll launch Leicester Suite so may help to push up OL price.

prices for potong pasir side seems to be condemned for some reason.
Why OL psf cannot go up given FH, location and full condo facilities? Maybe most of them are owner occupied.

Last transacted unit way above $1k at $1,071 psf.
With the Upper Serangoon/Pheng Geck plot expected mkt above $1,050 - $1,100 psf, this one FH, Full Condo above $1,200 psf , not an issue in time to come.

if price at 1200-1300psf..1 leicester still will be stuck at 1kpsf+-...simply bcoz one big and one super small units....quantum still huge difference
unless they priced at 1.5kpsf...which i dun tink so

yeah, i feel that above 1k psf also can move but won't necessarily drag one leicester along as its not really comparable.

I think so but at a quite a premium IMO (cheapest was at about 530k - a low floor one-bed MM with not much view). I am also looking to invest in 3 or 4 apts and looking at Pasir Ris (Downtown East Area), Greenwich (N-E) and the Arte. I think DTE and Greenwich have potential. DTE area is under-rated and underpriced now IMO - such a beautiful place and close to so many things with the Pasir Ris MRT nearby. Greenwich has potential but it can turn out either way. The Arte? The jury is still out. Potong Pasir has potential - good location but also too near serangoon area with too many choices.

If KG far from MRT can get 2.6k, I am sure this within 5mins walk to an MRT station that is 3 stops nearer to town than Kovan will do much much better.
