I'll pick Sensoria anytime but the price is steep and it being a boutique condo, valuation can go both ways.

Seletaris good for those who are ok w mass condo living and dun mind walking a tad more to SSC

i prefer seletaris. quite, resort like, big size and price reasonable. walking distance to SSC is about the same for both project as they are juz beside each other.

I went to view Sensoria last time when it just TOPed, the back facing 2 bedder 1001sqft was selling around 550k, those forward pool facing was costing around 600k. The showroom unit 3 bedder was selling 700k all in with the ID. :)

I like both in fact, however i drop Sensoria for the very reason that i found out my immd boss is staying there. (I don't wish to have meetings aft COB, ha ha)

Sensoria being newer is a plus. however the whole development plot is relative small.

Seletaris unit layout is good but being older, you expect some defects here and there...price wise is still reasonable for both FH

Seems like price had increased quite a fair bit since TOP. The psf hit $701 in Apr 2010, the latest transaction at $890k.

i think sensoria does not have full facilities if i remember correctly. went during launch few years back but don really like.

buy it anyway if u like it...

who cares about facilities or carparks when you don't use them.. just buy with eyes open.. :eek:

I think price will increase further once MCC land launch its new project further down the road early next year.:2cents:

i will be looking at that one closely...next to SSC mall, 5 min walk to Sembawang MRT.

I'll bit if launch price at 800psf :D

Yes highly possible. Actually I viewed a 2 bedder before. The layout is not bad and it is very resort like. Dont have bay windows and wasted space.

Do you have any winds when will be the launch date? Canopy not selling that well, so not too sure how will developer price this project.

If you have young kids, SSC is a nice place and not too crowded. opposite SSC there is one HK restaurant San Ge selling roasted pork & home cook dishes - yummy.

IMM maybe bigger but this is definitely newer and less crowded. SSC is mostly frequent by residents. You need to go early cos limited car park lot.

I think it could be early next year. Canopy and this MCL project are 2 different worlds - Canopy is too ulu and inaccessible whereas this is beside the mall and 5minutes from MRT.

I think there will be a lot of interest for this project.

But my guess is starting prices from 900psf at least... :scared-4:

the famous white bee hoon is opposite SSC. Also the thai restaurant has very good dishes and service.

All cannot make it, 2 plots nearer to ssc, lh fh dont matter there
