Prices for a 1,087sqft standard mid-floor 3BR here are around the $795-$800k region. That works out to about $730psf. Compared with
A Treasure Trove just 200m north, with median price of $920psf.
Watertown, the much hyped condo-mall-MRT combo, was launched at around $1,100-$1,300 psf.
Twin Waterfalls, like any other EC launched recently, is a super good deal. It's the best value for money, especially for those looking to upgrade from HDB or looking to buy their first condo. There are CPF-grants for first timers too.
Look at the price, it is a good $200psf lower than A Treasure Trove. In essence, for a 1,000 sqft unit, you are looking at a $200,000 difference in price. That's a lot of money.
Some might argue that A Treasure Trove has better fittings, or it has underground parking or it's closer to the MRT. Well, is $200,000 worth all that? Obviously not.
There's plenty of potential in Punggol, can you imagine what the town will be like in three years' time? It will be the next Tampines or the next Clementi for sure.
According to some experts, price are peaking and are set to fall. That could turn out to be true, who knows? But there's something you need to know too - Punggol is slowly filling up. There aren't many sites left that are within 400m to the MRT (we count only two).
