Went to view the showflat before, i quite like the overall, except the color of the dry kitchen...and i think Kovan Melody is a bit over-priced. I tt it has already sold out...not yet?

Yes the short distance to MRT is priceless. Not sure how the price will be affected by the new residential site beside it.

Near MRT and Heartland Mall, Kovan Melody has sold many units. But the price.... errr... a bit expensive lah. No guarantee this price won't go down, being a 99 year leasehold.

have a question: do you think #02-30 (1690 square feet) is expensive for the price of $968K?? that's before the rebate..

Whether the price is Expensive or not is subjective. There are condos that cost more than $2000-$3000 psf in Spore and yet there are still buyers. If you have a few million dollars on hand as spare cash, then $960k for a condo is considered CHEAP. If you have to loan for 960k and stretches your means, then you find it expensive. So it is really up to individual & you make your own calculation.

Attention all Kovan Melody owners. MCL are going to launch their nearby Serangoon site soon. My guess is that it is going to be a boutique development as it is quite a small site, about 46000 square feet. Which means that they should be pricing it $50 to $100 more than unsold KM units.

There were 3 KM transactions in Jun-08. Anyone knows why there was a single transaction of only $375PSF in Jun-08 where the market price for KM should be more than $700PSF. Is this a mistake????

anybody know why is there a big drop in price from more than $700PSF to $375PSF? Is it the developer trying to knock off some unsold units. But to my understanding, there are no unsold units left. Based on the current low interest and good rental yield, do not think anyone doing the "FIRE SALE" Is there any mistakes in the numbers? Anyone knows what happen???
