    Default Developments near Geylang

    I check properties on sale from PropertyGuru and find quite many ads pop up selling condos near Geylang. Are those buying these units are more for self stay or investment purpose ? Some examples are suites @ sims, centra suites, casa aerata, la brisa.

    I am thinking to buy my first property in my life for self stay with family. Absolute price and surrouding environment is my main selection criteria.

    I'm also a very very greenhorn and newbie in property purchase, so I hope my dumb question will not bored you guys. Many thanks !!

    Generally speaking, why? You can find affordable housing in much better locations.

    "surrounding environment" is your main criteria and u choose geylang?

    Very good location. Folks staying in the vicinity welcum to make appointments with my girls to go for tarma sessions all day and all night long

    I guess you did a price search and found the lowest price.
    For own stay, I would recommend Orchid Park Condo. It is near where I am staying. 10 mins walk from MRT station, and selling at S$600K+ for 3 bedders. It is old 99 LH, but the surronding is better than Geylay.

    Of course, for investment, Geylay is better than Yishun.

    I heard some condos population Indian Population is 70% or more and they dominate the Management Committee and bring in all the Indian way of doing things.

    I am not racist but it might deter some group of buyers thus bringing price down.

    I read ST , Waterside condo is like that

    I also heard Melville Park is like that.

    The Chinese, Indonesians, Filipinos are also heavy in other condos.

    When buy condo, better check population demographics.

    Sorry for the small misunderstanding here. I didn't choose Geylang and I'm concern these condos are very near there, because I intend to buy for self stay, not for investment.

    Not all properties at Geylang area are poor.

    Geylang is a huge area and the road is very long

    Those properties nearer to Kallang, Sims Avenue and Paya Lebar are considered the more expensive ones and upside.

    Plus the upcoming Paya Lebar CBD.

    This is because Geylang no matter what is near City area and location cannot run away.

    Geylang is between and near both Sea Port and Air Port thus it is quite a waste now.

    Geylang got 40 Lorongs, Government had already converted Lorongs 25 to Lorong 40 and is now occupied by Interior Designer and furniture shops.

    Government allow Condos to be built at Geylang means there are plans to convert Geylang to what is worth and speed up the conversion process.

    Because of location, the potential and promise is there but it takes effort.

    North areas is after North, location cannot change. It is far going anywhere except JB.

    Thus the property at North will be less expensive.

    Compare prices of Sims Ville, Atrium with similiar condos in the North.

    Actually, Geylang is a veru good location, infact it's almost prime
    just that the surrounding and enviroment is kinda chaotic , which is
    why it' so cheap and underprice in terms of location. Have you heard the garment has intention to move the activities away from geylang? if so, this area will immediately turn into a fringe of prime district. So those who own properties in geylang could be sitting on a unchurned goldmine .

    Went to view soho life with my wife. the prices were good. 1,000psf. and central location.

    but the project is right next to hotel 81, and decided against buying a unit. my wife was worried that it would be "convenient" for my sons to look for hookers in that neighborhood.

    With the regular police raid, the chicks have already dispersed to other areas in Singapore. The outer parts of Geylang is much cleaner.

    I thought it was at Katong area ??

    What is the prices for 1000 sqft apartments ??

    joo chiat is regarded as a red light district.

    a 3 bedder at nan suites (part of soho life) is about $900,000 for 800 plus square feet.

    That is grossly overpriced.

    Joo Chiat is not part of Geylang, not even close.

    Looks like Red Light District is getting bigger and bigger.

    I heard Tanjong Pagar, Redhill, Farrer Park areas also have.

    They will move to somewhere less prime like Kranji or Kovan.

    Thats what I heard from civil service friends.

    When I was walking near FORUM Shopping Centre, I see prostitutes openly approaching Caucasians for business.

    I heard Jurong and Tuas area also have.

    Got demand , got supply.
