Sell out project after Estuary. The large pool of upgraders from Yishun, Sembawang & Woodlands. I see the price is around $720 - $750 psf avg. Further the govt has estimated 725units, but the developer only build 665 units. Not more but less. So you wldn't be expecting a small swimming pool like Trilliant in Tampines.

For Trilliant IMO, the layout was totally a turn off. Price is on the high side. Overcrowding. Plenty of land nearer to the malls to name a few.

Indeed this surprised me. Nowadays, developers will build abt 10 - 20% more units than govt estimates. This EC is about 10% less units. Expect bigger size, bigger swimming pool etc. Will be launching in 2 months time.

hmmm... will need at lesat 5-10 years.. i think the 2rubies + 8cy + nautical + CR + landed + yishun EC all hope for that to happen in 5 years time.. that's only if the GLS in that area are more... then can consider...

Another future station will be at Sungei Kadut. One new road is currently under construction and directly opposite, a factory space has been acquired & demolished along the line. Now only with grass field.

I speculate again that both stations will be tender out together to one successful bidder.

jz jogging there this early morning.. if the canberra/simpang MRT station is to be built, the platform will be on outer side of tracks, rather than the platform in the between tracks. This is due to the tracks stretched from Yishun to Sembawang are built side by side rather than a gap in between for future platfrom

but sadly those areas are still covered by forest mostly.. as said earlier.. will not realize in 5 years time...

No matter how difficult, when the population there increase, LTA have to think a way to solve the problem, Sembawang and Yishun MRT now a day very pack during wk hour. I think future N12 can reduce the crowd at N11 and N13. hope it happen soon.

LTA wldn't build road and then leave it there w/o any development for long, to ease traffic?? No no.

It is not in the high gear like building BTO flats. Clearing of anything takes only few months.

clearing because they would like to prepare the GLS.. hmm.. let's say they are able to clear the lands by end of 2012.. GLS by 2013 for all the remaining parcels.. all bidders launch project in 2014.. TOP by 2016/7.. so at least another 5 years to see the changes for the canberra area..

unless the future canberra/simpang MRT is announced in 2014.. else.. expect at least 2020 ba .. also need some BTO to be announced at the residential area + business plot on the other side.. else LTA will say it has not reached enough critical mass to have one MRT station there

Just build simple / chaeper station for loading and unloading passengers will do. all the people stay near by very happy already , because I worried concrete plan take too long time .

I think the residents of YS and YE have endured this pain for such a long time... they seem to be the first batch waiting for the NS12 to be realized.. I don't believe there are not .....

now that canberra area have 3 PC and 1 EC concurrently.. the LTA should really give the residents there a little bit of hope.. instead of keeping quiet and waiting for that whole area to TOP then only announce the NS12 plan..
