    Agent called me, said it is 1200psf, one bedder cost $400K Plus.. tho freehold, but not near mrt..

    Coz it;s MM units.

    Flanked by a church, Singtel Exchange and industrial warehouse behind, location its a not hot place to have a condo.
    Only thing is that its near the ECP - both toward airport and city.
    No MRT, no food joints and no views...

    precisely, location sucks and it's 1600psf for MM units??! even if i've got spare cash, i won't touch this development with a 10ft pole

    very weird. recently i did not receive many sms during CNY period, but yesterday i got more than 3 from agents of new launches.

    and from what has been gathered today in this forum alone for this project, d'leedon and cyan, developers seem keen to cut prices to move units.

    Even at $1,100 Fragrance will make a healthy margin.
    But I reckon only the PH are at this price psf.
    366sf - with balcony and bomb shelter - amazing!

    By comparison, Palmera East launched a week ago 100% sold out... 1200-1300psf yet so much nearer to MRT.

    1bedder was about 1350psf while 2bedder 1250psf.....when i was there, 2bedder all sold out liao and still got some 1bedders...tats interesting rite as ppl r grabbing the 2bedders first

    2bedder layout quite efficient though....

    Well when I was there last Sat, only 4 1BR/studio units left... price range 52xk-54xk... then went down to actual site check and wasn't impressed... like dead zone around there. Comes to mind Killzone where you can hide behind container / cargo and ambush your enemies and head shot them kinda scenes from games when I saw the industrial feel of the area...
