    Default Pandan valley enbloc reserve price up

    Just heard from grapevine that PV just up the reserve price coz Pine Grove set the bar at above 1k psf ppr.... What is your view? Is PV a good site? Will it be successful?

    But development charges are rising...

    SINGAPORE: The Ministry of National Development (MND) has revised the rates for development charges for the period between March 1 and August 31 this year.

    The rates for commercial development have increased by an average of 13 per cent, with the largest increase of 29 per cent in Sector 9.

    That sector includes Peck Seah Street, Maxwell Road and the Anson Road area.

    Meanwhile, the rates for landed residential have on average increased by 18 per cent, with the largest increase of 25 per cent in Sector 108.

    That falls along Holland Road, Sixth Avenue, Eng Neo Avenue, Adam Road and Farrer Road area.

    And rates for non-landed residential properties have also increased, by an average of 11 per cent. The largest increase is 17 per cent in Sector 100, along Upper Serangoon Road and the Punggol Area.

    The rates for hotels and hospitals have gone up by an average of 27 per cent, while that for industrial and warehousing use are up 8 per cent on average.

    The MND said the rates for the rest, which include places of worship, open space, agriculture, drain and roads have not changed.

    It added that if there is any disagreement over the development charges payable, developers and owners can opt for a case-by-case valuation by its Chief Valuer.

    That's true....but I thinkmthis plot quite nice... No jam, quiet very residential in an exclusive area...

    Agree, developer will be fed up....sometimes owners just living their dream price....all the time.., if rally want to sell, just make sure deal is swift, get it done fast, so that get paid fast, then buyers can make plans and move on....

    Developers seem to favor GLS over en bloc.

    Development charges also keep going up and lease top up to govt also goes up as land value goes up (the latter applicable for 99LH). Developers will have very little "buffer" to pay exorbitant price to owners liao.

    I think the reserve price is 1100 psf ppr.... Not too high for this location right?

    i duno how to calculate....let say include DC charges and other overheads, breakeven for developer is?

    the only new project is Trizon rite ? averaging 15xxpsf....if let say build smaller sizes can possibly hit 17xxpsf on average?

    work backwards and u can get ur answer liao

    Pandan Valley is FH, completed in 1979, while Pine Groove is 99 LH completed in 1984.

    Correct.... Anyway, pine grove already gotten 80%... So they will definitely launch first.... If pine grove goes thru then the whole area will be revalued man.... Coz I heard pine grove reserve price in above 1000 psf ppr

    Would be interesting to compare the differences in DC charges for Pandan Valley and Pine Grove. Pine Grove is estimated to be $460 million wor. Pandan Valley presumably should be much lower b'cos its FH? Then we can finally see, if FH deserve a premium to LH.

    Pine Groove or Pandan Valley, quite certain if done deal will be a consortium. Even capitaland with it's $7bil in its bank will also not be so gung-ho and go alone in either one of them. when come to consortium, negotiation may also be slower.
