    well, many are sentosa all 99 year leaseholds so not those recommended by proud.

    its as i said, big units launched and sold during 2007 craze.

    Does agents usually bait-and-switch techniques for rental?

    Like selling condos.
    Advertise low and when interested tenant call, agent say sold out and introduced you to higher price units.

    Some say agts advertise low rentals....
    Some say agts advertise higher rentals....ask high but actual tx px?

    they may but for those which show pictures of actual units like above, the probability is lower.

    those that do general posting and only using propertyguru's pictures or even no pictures, there are a lot more which i did not post above. those are likely to be hunting for tenants so that they can co-broke or on the bait and switch strategy.

    Can complain to cea liao....they not suppose to post fishing ads...they must hf owner consent inorder to advertise too

    I threatened to complain to cea for those who cold calls...it works for a while....lol

    Did some calculation based on median ura figures for d9 older projects....mostly 3%yield on average now

    Yes, if you can outlive 999 years or if Singapore is still around 999 years later.
