    Have a look at URA master plan.. this is the worse place possible..gonna have new condos to cover the sungei serangoon view as well as ponggol view

    Even for the higher floors this might be the only condo with no view and no boats

    No makan or shop amenities within 500m.. No MRT/LRT.. No views.. Got ex-ECs Florida and Vio rista beside it to control its price.. Got a secondary school beside it.. Got a big air base near it..

    This kind of place really damn rare .. What was the land bid?

    Found it.. 320psf land bid awarded last year.. 3.5 plot ratio..

    Surrounded by residential or school on all sides..

    I wonder what can be the selling point..

    When there is no selling point, the most appealing selling point will arrive.

    only 8 penthouse... but wth 4 beds. Should cater to HDB upgraders. Multi-generation family.

    Price should be quite attractive.

    Same as 8cy loh..

    those face road one will sell 750-800psf.. those pool-facing will sell 800-850psf.. then they will market those face sungei serangoon stacks as river facing without disclosing that there is actually future residential development that will block the view, and sell them as premium stacks at 850-900psf.. there will be people (esp hdb upgraders) who will believe what agents tell them and think they got good deal..

    when they ask agents "this one got no transport and amenities leh, how?" agents will tell them "this project is all about peace and nature.. look at the river over there, peaceful isn't it.. breath in the fresh air.."

    The price point for this 3.5 plot ratio site will be interesting......

    I don't think even the highest floor will get a good view of the river once the condo with plot ratio 3.0 is built.

    .. river is too close.. for sure won't have view once the next door condo is built.. But can sell to someone stupid

    this could be really in the $7xx psf range.

    there's always a need for a roof over your head.

    staying here is like staying in a boat.. everything u need is in the boat.. must travel far far for water or food. That's why called boathouse. If really good, will be called Yatch House liao.

    This one really as the name suggests is for the boats. But if really $7xx psf range may want to consider the 2 bed or compact 3 bed.

    y cannot be 7xxpsf? 8cy 2bedders from 750psf leh for the very first phase

    woodhaven from 780psf for 2bedders for the cheapest unit and seastrand from 800psf for the cheapest 2bdr too....so can be from 750-800psf for 2bdr....only 1bedder not possible and shd b from 900psf

    The floor for the pricing should be the EC, no point they price too low as they will be going for the wrong mkt. might be 7xx (above 750) for those without view / non pool facing, lower floor, probably 8xx for the pool facing ones or those with temp river view...

    althou 8cy from 750 but the EC - Canopy there at only 6xx psf right.
