    SINGAPORE : The Housing and Development Board (HDB) is launching a residential site at Upper Serangoon Crescent and Upper Serangoon Road for sale by tender.

    Slated for condominium development, the site - located near Buangkok and Hougang MRT stations - can potentially yield 860 apartment units.

    HDB said the land parcel has a site area of over 24,600 square metres, with a maximum gross floor area of over 86,000 square metres. The site has a lease term of 99 years and the tender will close at noon on September 17.

    Under its second-half Land Sales Programme for this year, the government has placed 17 sites on the Confirmed List and 13 sites on the Reserve List for private residential development.

    Together, these 30 sites can potentially generate about 14,200 private residential units.

    At the end of the second quarter, there was a total supply of 71,111 uncompleted private residential units in the pipeline with nearly 33,900 units remaining unsold.

    No views (blocked east and west by future residential developments).. No MRT, not even LRT.. Full of ECs in the area.. Full of new launches.. Full of BTOs.. Dead..

    2 bids.. At most 3 bids.. Top guess: qingdao or fraser.. 350psf

    This area is too congested. Overall may not work for price appreciation. Either look at big long kang or punggol park. Nearest HDB are all located beside MRT and LRT. The ECs and PCs will occupy the other parts.

    I think URA/HDB trying to create a line or ring of pte estates in sengkang, stretching from esparina all the way to this and join up to boathouse/rio vista.. good for self-stay purpose as it should create a peaceful environment and good KPE accessibility.. Only thing lacking is an amenities mall/plaza.. if they build one inside this 'ring', all these will make good sense for living..

    Less bidders, low strike price. Launch at the right price, buyers will still come.

    This area predominantly caters to HDB upgraders. Yes, will sell if price is right!
