    Very surprised, so little discussion on this project. I would thought there will be more interest on this dev since it is less than 200meters from Punggol Mrt.

    Seems much more value for money than Luxurie @ sengkang...880psf vs 1100psf. Both similar walking distance to MRT.

    The rental for punggol and sengkang about the same right?

    Yes, The Luxurie is selling $1.1k vs ATT of only $880k. Cheapest 2 brm expected to start at $698k, both bedroom come with attached bathroom

    I think 880 psf is only for low floor lousy facing. Increment might b high for better units. Like NTUC give discount on v few items.

    Saw the 2 bedroom floor plan...got bomb shelter. Also strange to have no common bath, each bedroom got its own bath.

    About $900k for 3 bedroom beside the MRT and town center. All units are nearly NS facing. Very affordable for the Seng Kang/Punggol/Pasir Ris upgraders. Since it only TOP in 2015, by then the current crisis should have subsided and the property market should be more vibrant. It should have good response.

    Y not this debt crisis continues to drag on by pumping in qe3,4,5 and den finally burst in 2014?

    Ppty px keeps on increasing and cannot cash out due to 4yrs ssd...lol

    Pray hard for a revolutionary product that dramatically increase productivity and lifestyle, thus creating a new industry to generate employment.

    It's the only hope while countries continue to print $$$.

    Hopefully green tech takes off at low cost model and buildings all around embark on green retrofitting.

    Frasers bidded the land for 7xxpsf. Future launches in the area will not be cheap

    The more the QE, the higher the inflation. Even without QE3, property prices actually increased more than published figures in recent months, if you look at the facilities and materials quality provided by the developers. This is despite stronger SGD which by right should make construction materials, fuel and labor cheaper. If the buyers purchase in 2011 and the TOP is in 2014 or 2015, the 4-year SSD will be nearly over.

    Assuming loan at 80% of $900k (3 bedders) = $720k. Monthly instalment = $2661, using interest rate of 2% over 30 years. It can be easily covered by renting out the HDB flat.
