    Actually I personally have a few `PRC' friends whose children are PRs. They are buying under their child's name. That's 1 way to beat the 10% ABSD

    Looking at how the money is moving, having a kid with a property may lead to more probings.

    Which part? Near Lor G, Lor N or along main TK road? 1350-1450 for Lor G near mrt. 1300 above for Lor N near East Coast Road. 1300psf or so for along main road. Resale add another 150 to 200psf. Note these are 1 bedder guidelines.

    oh, i see.. So those nearer changi road commands higher psf.

    am thinking abt seawind's asking psf now. not sure how much will then be a reasonable psf to even consider it. 3br.

    is there a rule of thumb on % to take off from the 1br to derive 2br or 3br psf? like 10-15%?

    You should compare with recent caveat lodged around the area for new sales of comparable size. I dunno.... Grand Duchess? Not really familiar with big units projects.

    This area is full of MMs and the normal units are not popular. Take at least 15% to 20% discount. Families generally would not like to live in cramped areas and buyers are usually low-quantum buyers. Look for similar sized units caveats in the area and you will notice the significant gap in price.

    4 sold in may at 1560psf median.

    project is exactly 50% sold as at end may.

    Can't compare TK to St pat.
    flamingo valley is better comparison.

    less noise or more noise, everywhere also got noise hahaha
    swimming pool splashing noise
    neighbor bathing noise
    couples quarreling noise
    kids duwan do homework noise
    road traffic noise
    rain noise
    wan accessibility, sure got noise lah... haha

    Seawind only left townhouse and 1BR going at $1.18m
    Euhabitat 1BR subsale 527 sqft negotiable from $790K, call me if interested or know someone who does k? thanks very much...
