    Default Many years ago i try to become agent....

    But after going for the course and try for few months i GAVE up...managed to close a few rental to cover my course fees ...but it is a EYE opener...agent job looks easy but it takes a special breed of person to make a good agent i dont have those qualities....

    Yah, beginning it is always very hard.. my agent (aunty type), seems to be so well that her husband working as an engineer in a MNC quit and join him...

    Some agents have asked me to join them given my interest in property investment. But I am not interested in property sales. It is not easy especially have to deal with difficult and snobbish clients.

    Join them so that u can get the best investment opportunites.

    You think so! Can be blinded at times when you are in it. Better to be neutral and observe from outside.

    One well known agent I knew, closed 3/4 mil, abt $700+k in comms within first half of this year.

    I understand that this industry is slow degenerating into a MLM type business model, where they will basically recruit any TDH to become a consultant or agents. Now they even have Anthony Robbins motivational program to brainwash the karkia so that the agent can sit in their office shake legs.

    Training and guiding noob agents is worse than doing sales and earning comms vomit blood...and the money is peanuts compared to direct sales. So recruiting and traning is equally demanding and tough and not like u think shake legs.

    Then you will remain outside as an investor. Many investment client agents have a ready pool of buyers ready to snap up anything under valued.......so by the time it comes "outside" you can forget it.

    Some required traits of a housing agent which I don't possess:

    1. Tell the good things and conceal the bad things about the unit
    2. Be thick skin
    3. Pester buyers to buy and sellers to sell
    4. Tell buyers its the best time to buy and sellers its the best time to sell all at the same time

    My colleagues urged me to be a property agent but I told them I'll not make it!

    these deals are often discussed in KTV I suppose?

    I do have those agents but being an agent yourself is different.There is a peer pressure buying. Decision based on emotion can sometimes be very dangerous. These agents can use such strategy on their clients.

    yup then biggest worry when its time to up lorry whether u will go to heaven or helllllll
