Default NUS SPRI Index for Jul & Aug both flat, so 2011Q3 will be toppish? and down soon?

NUS-Singapore Residential Price Index (SPRI Index) for Jul & Aug both flat at 0%
    http://www.ires.nus.edu.sg/webapp/srpi/SRPI_Main.aspx

Note that this index records resale condo only (Finished construction, non-landed private residential properties)
so... URA residential index (everything, new or resale) for 2001Q3 will record some slight negative number ??

Yup, a bear sees toppish trend. A bull sees consolidation. Same chart, 2 different interpretation.

i was looking at the NUS-SRPI website:
""Developed by a team of researchers at IRES, the SRPI provides a resource for the development of property derivatives that would help to expand the suite of financial products offered in Singapore, particularly in the context of obtaining exposure to and managing risks associated with the real estate market. It will also complement existing property information on the state of the residential market. "

From their chart, can make easy money? Once it goes up, it goes up and once it goes down, it goes down.
