    yeah u are right. i would expect them to sub contract as well...its gonna be awesome if they can complete the project 1 year from now as claimed. is this one of the developments you are holding?

    thanks devilplate. but are we allowed to get past the guard and view? Or smoke through? i would think the showroom is long gone right

    Just check out who's selling, contact the agent and wolah, you are inside the development looking at their finishes, etc.

    In 07, back I went to see the stretch of landed properties done by Fragrance with my contractor to get some idea.

    My contractor told me that his uncle was the main contractor for this project and was completed at lightning speed. He said that the plastering/painting was done so fast and the paint will peel/discoloured in no time. This is quite true as I recently saw owners started to repaint. This is the exterior problem and not sure about the interior.

    Fragrance does build very fast. A bit too fast for housing projects. Workmanship at places you can't see could be an issue.

    many condos's exterior paint started to discolored/algae stains within 5yrs....peel off not a norm

    u nid to observe how they do it......they basically using similar template for all their projects.....and they really employed LOTS of workers to build!!!!!

    u goto some super slow projects like verte....gosh....hardly see any workers working....LOL!!!!!!!!!!!!!!!!

    According to my simple understanding, paint work and fittings can be done pretty quickly. Once the first coat of paint dries up, a second coat can be applied. This does not take more than a week. Its actually the setting of concrete that requires time. If its a high rise project, each storey can only be build after the concrete of the lower storey is set. This can take anything from a week to a month, depending on the weather conditions and the workers available. I'm not the expert but only sharing what I understand. 5 storey projects should be theoretically completed relatively quicker than a high rise project given the same number of units for both projects.

    and landed house rebuild process only takes 9mths

    for kovan grandeur, i remember seeing them started doing the basement level during their initial launch liao.....and really LOTS of workers!!!

    Consolidation of resources for one project and push out at double quick time before embarking on the next. Hmmm... Good for developers, can collect big earnings quickly, but is it good for buyers???

    if quality and worksmanship ok, y not! i wud love it..... but cannot all the projects in SG build so fast .....oversupply problem...LOL

    hmm. i recall the s&p agreements states we can raise any defects to fragrance for a period of 1 year upon TOP

    i will take note of this and escalate if the paintwork is shoddy and goes off.

    for interior paintwork, developer only apply basecoat....its better for u to paint it again....if for own stay, u surely will paint it anyway

    for exterior, u can collectively raised tgt wif other SPs for a repaint if peeling happens.....peeling =shoddy!

    I track the building speed of the developers...
    of about the same size, same heights...
    MCL is the fastest....

    ohh. i wasnt actually planning to repaint it. looks like i hv to do that too. mine is only 398 sqf so maybe i may use wallpaper if its not too exp. Tks for advice. looks like i hv to research more on this

    I had a first floor unit by frangrance previously. Within 6 mths, the alignment of the wardrobe runs after the building structure sets in. There were alot of cracks on the walls too. And water proofing on the connecting wall from the toilet is an issue as well...

    Just sharing.

    How fast did you sell it after these defects were discovered?

    one year later. after I gotten the management to paint and repaint the wall... but the misalignment of the wardrobe cannot be helped... Sell in as-is condition lor...

    Hairline cracks on the wall? Its vy common...jus nid to plaster it when u paint again

    But water proofing issue not common within 6mths after TOP....so did they solve it?

    Not exactly... just keep painting and painting and painting lor... And it was very disruptive to my tenant even though i volunteered to escort the contractors everytime they come. I was feeling so exhausted that finally i just sold it off.

    hi victor, thanks for sharing your experience. How would u rate fragrance in terms of responsiveness, responsibility and follow up? if i got the defects and the follow through is crappy, i will be sure to escalate to the mgmt and share my experience too

    how can they paint off the cracks on walls? should be still visible rite. i tot they should stuff some cement stuff to close the gaps/cracks

    is the wardrobe built in? mine will come with built in ..damn, gotta look out for the misalignment too .. thanks,. i am gg to compile all these like a check list ...

    Think they can only repair the cracks with plaster and then painting it again... yes, good to compile checklists. Will only serve you well. All the best!
