    the renovations looks quite nice.
    perhaps that jack up the price?

    one book was suggesting if you spend $1 on renovation, have to sell for $3. so perhaps renovations was $200k, so he up the price by $600k ?
    is that reasonable?

    my book says i shd only pay 50cts for every $1 spent by the previous owner hehehe

    Don't look like a $200k reno. Maybe $100k... anyway, realised that the photos only show one part of the house, not the bedrooms, etc so must go and see look before knowing the extent of the reno... LOL!

    HUDC flat sold for record $1.1 million in Shunfu estate

    A 1,668 sq ft apartment on a high floor of Block 315 in Shunfu Road has been sold for $1.1 million.
    This translates to $659 per square ft, in a transaction that was approved in July, before the government's cooling measures took effect in August 30.
    This sets a record high in Bishan for this kind of phased-out Housing and Development Board (HDB) project, which does not offer condominium-like facilities.

    The flat had been valued at $900,000 - which means the buyers paid cash-over-valuation (COV) of $200,000.
    Both buyer and seller are Singaporean.

    Yup.. really don't understand the concept of privatization... everything is still hdb... from the void deck arrangement to the facet of the building. I wouldn't want to pay a premium for a PC that looks exactly like public housing. If I'm a hdb upgrader, laggi worse... can't feel the difference in terms of living conditions and outlook but paid a lot more!

    The point is, this flat is still hdb....it has no been privatized yet, so no fence and facilities....

    Not from iproperty but from property guru... Think this person failed Mathematics. kilo = thousand..., so 475k = 475 000.
