    I am quite positive D14 properties will have higher upside than other areas in 5-10 years. Could Geylang prices be something like Punggol 10 years ago, with prices shooting up when the Paya Lebar commercial hup is fully functional and the area 'cleaner' with more resi apartments?

    Mate,

    I have the same thought as you and I seriously think that it will happen. Geylang is so central in terms of location. By the look of so many new projects sprung up in Geylang, they are doing it progressively. Can you imagine what will happen if they "clear" the area first then launch these projects? Being so near to Paya Lebar financial hub, the city and the casino, the RLD is an "eye-sore".

    dude.. these projects were not launched by the government. don't think too much into it.

    I am not positive the RLD will be cleared. There is a need for this industry (with all its associated activities) in our society, and it is currently relatively well-controlled in Geylang. Thus, I will limit myself to projects situated around the fringe, or the upper lorongs nearer to Paya Lebar.

    same sentiments. Dweave was a great location. next to mosque will be blessed.

    This blessing comes in a package including heavier traffic on Fridays, plus early morning alarm clock. Other than that, the location is more decent compared to the lower lorongs.

    Yea this is one of the better MMs launched recently. I think GE was overly hyped just because it has condo status.

    the idea of rld relocation has been going on. think they limit the acttivities to less lorongs only. but the unlicensed will fill the place bcos of its reputation. and unless all the foerign worker are driven off there is still a lot of demand to fill so to speak. i guess ot makes sense to use containment than limitation.

    but does anyone know what is the plan for all the gay world area and dakota camp after river cleanup.the area there ie lorong 28 and 30 has seen brothels move out and new condo spring up. it looks an interesting landscape coming up.

    U should drive along Lor 28 and 30 more often at night

    For me, I will rent out the property in Geylang and stay elsewhere, situation subject to review every 3-5 years.

    so the question is it being changed....? bcos whrn it already chamged and then you realised what is point.

    just like punggol...we know its being changed but the price is already priced in. though whether its overhyped is another debate bcos its been hyped before....twice by mr goh and mr lee. and now fully revealed.

    but u look at geylang...the change is there but not hyped....which makes it interwsting....

    Agree! Been looking at D14 for suitable projects to invest.

    most recent awesome one (location wise) was crazily priced.. Smart Suites. but think its sold out. transacting at 1.5kpsf. this was just because it doesnt have the typical Geylang Lorong xx address. it's gonna be rare to see another project like Guillemard Edge.. no more such huge plot of FH land!

    I did thought of investing projects in the lower lorongs, but bought elsewhere instead as it is a safer bet at that time.

    Now waiting for the right D14 project as I still see potential in this district.

    Centra Resi was the nearest to Kallang MRT for recent launches. But I didnt like the area. Very dark and surrounded by old buildings. + the walk to the kallang mrt is not a very pleasant 1.

    Hopefully something comes up in Lor 40 or so again!
