    how come no fragrance fan started a thread for this geylang project?

    and very rare for fragrance to only have 19 out of 88 fully launched project sold.

    Heard from agent its retail shops are selling quite well.

    Residential units is slow

    recent launches like suites @ paya lebar and le regal didn't do well, i wonder why. maybe coz its between lor 16 and lor 18.

    ya dweave was priced to sell. $1250psf beside paya lebar really sweet deal. sold out in an hour. my agent called me 5 times on launch day to give me updates every 10min...almost gave me heart attack....in the end i also never buy LOL.

    MMs are all about location now. and there's a limit to demand for 'Soho' or 'Lofts' too. I think if FEO is clever enough, they ought to stop the soho bullshit because there's a limit to one having his bed hanging above the kitchen. LOL.

    Have, I saw one at River Valley (near to former F&N, now is a pte condo, couldn't remember the name).

    hiyo if you drive past this area it is filled with banglas and other foreign workers...it's the most 'diverse' and chaotic heart of geylang....i don't see much capital appreciation in this specific part of geylang, unless the govt relocate all the foreigners and coops to another part of our island.

    Yes. This area plus the recently acquired (by Pollux) plot right opp and also Central Imperial new launch is right at the heart of the Geylang 'action'... Chaotic, busy, messy and mishmash of sound smell and sights.

    Noticed that the selling pace of Geylang Projects are quite uneven, certain proj of sumilar scale like Centra Suites (or Studios?) were selling like hot cakes. Any possible reasons?

    < 200m to EW line station. 4 MRT stops to CITY.

    ZERO units sold for 2 consecutive months in Jan - Feb 2012, gosh...

    I think there were units sold after advertisements on ST. i went down to their Showflat. Perhaps the caveats are not lodged yet (usually after S&P signed and SD paid).

    its not the caveats. its the direct monthly sales data from URA.
