    Happened to pass by the show room near Aljunied MRT, saw that 1+S starting at $605k . Anyone took a closer look on this ptoject? Is it worth buying?

    The only advantage is its location nearer to Kallang MRT. Other than that, i do not think there are any good about this project.

    Personally I do not like Lor 7.

    During launch, cheapest 1 bedder was at 527k. I was there but didnt buy. 2017 TOP is a let down. Developer not revealing why so late.

    Is 2017 indicative date? Usually actual TOP should be earlier?

    Newest sold out project many times the size of Centra Residence, Guillemard Edge Est TOP 14/15. If your a developer, will u indicate 2017 for nothing?

    Lorong 7 is not like what they said 5-8mins walk to kallang mrt. Even driving takes a couple of mins cause the junction is so wide. Try taking a stroll. and the pool facing units of this project are all facing this very ugly and run down Yellow coloured apartment. I'm sure u wun wanna face the road either. Hence i feel its not a good project, bad facing, not that near kallang mrt, super late TOP. 2017 can compete with Watertown.

    This was launched in Early Jan, only till recently because of the bad sales Pinnacles had no choice but to advertise on the papers. You'll seldom see geylang projects advertise in the papers esp these <100 units. Only those hard to sell ones like Le Regal (heart of red light district)

    If u missed out on GE and wanna get some geylang action, wait for those nearer to the Paya Lebar side, (35, 37, 39) For the even lorongs maybe 36- 40?

    There's a upcoming one that had problem launching since last year. Smart suites. Think they changed the name to Smart Aljunied now. Near Centra studios/suites @ Lorong 25/27 very near aljunied mrt.

    If u want near GE, idyllic suites, NESS and primedge all have earlier TOP than centra resi. Same concept as centra

    Giving time for the OKT to plan their marketing Stretargy when they can start business . Now very popular to operate from condo.

    Just about the surrounding area, and the road is narrow and with some old commercial building around.

    I think is more on my own personal preference

    ... Please, their casa cambio, much bigger scale 50m lap pool can TOP earlier than this geylang 70+ units flat?

    So is Centra residences fully sold?
    I found that lorong 7 is better than lorong 30 where GE and idyllic suites located.
    the walking distance from centra residences to kallang mrt is the same as GE to dakota mrt. about 500-600 meters. but kallang mrt is more strategy.
    and lorong 30 is not so 'clean' during night time i suppose.
    what do u guys think?

    If purely talk about location, Lor 7 is nearer to Kallang mrt and Lor 30 is nearer to Dakota. Kallang mrt I believe is more strategy than Docata.
    Price wise, I believe near Kallang mrt will have higher demand, if suppose comercial development is taking shape in near future.

    But I really feel Lor 7 is too narrow and surrounded by some old commercial building. And really do not like it, especially Centra. It is lousy design with skinny pool. Triplet penthouse is worst.

    Lor 7 is indeed nearer to town / Kallang MRT. But do take a stroll from kallang mrt to lor 7. Definitely more than 10 mins + it's not a very pleasant walk.

    Putting the above aside, this project will TOP much later than GE which is more than double the size of Centra Resi. Starting price for the units in CR is also much higher than GE. Really dont see much upside about this project. Even buying a subsale from Centra Suites/ Studio is a better choice IMO

    So what is the psf price of centra residences, GE and resale of centra suites?
    And the rental yield forecast?
    Ultimately still price the major factor.
    I m thinkin to invest one small units condo in geylang area.
    Consider the distance to town, geylang has the cheapest psf price.

    Furthermore area from kallang mrt to stadium is going to build the new comercial hub. Will this cause geylang property boom in next few years? I hope I won't be too late to enter. Need some advices here.
    But, how promising is the kallang/paya lebar comercial hub in boosting geylang property? Where can I get these comercial hub development information?

    Like what i said earlier, i feel odd numbered lorongs nearer to Paya lebar mrt will be a better bet. OR u can check out Studio8 @ lor 1. prices are a lot more expensive though (even higher than some D15 projects).

    I think the median psf price is 1500 for studio 8. Is more expensive than other geylang projects. But the location is good. Can't get any projects that so near to kallang Mrt already.

    Yes, Lorong 7 is very far away from this. A good 10+mins walk. Try aiming for something near Paya Lebar instead? Since u missed GE, maybe u can look at upcoming Ness/Primedge

    Thats y the 2nd nearest that I can think of is centra residence. Lorong 7.
    And I think studio8 is fully sold by now already.

    I doubt it is.

    Centra Resi has poor facing. Back facing is blocked by an old yellow apartment block, road facing will be noisy. Pricing is similar to Subsale of Centra Studio and Suites which TOPs 5 years earlier. Time value of money i seriously think this is not worthwhile. 2017 is too far away. Maybe Watertown will be done first.

    Straits times effect. Bet most of these buyers unaware of the 2017 TOP date. or perhaps miss the boat for GE.
