Default A look back on winners of 2011

    1. HDB resale price is fast approaching 1 million mark

The record 763psf probably goes to this flat @ Kallang:

    3D Upp Boon Keng Rd 21 to 25 110.00
    Improved 2006 $903,000.00 Dec 2011

But the winner in terms of sheer madness must be this 1975 flat:

    2 Marine Ter 16 to 20 120.00
    Standard 1975 $898,000.00 Aug 2011

    2. OCR closing in to prime psf

The winners should probably go to Silversea & Centro Residences

    SILVERSEA MARINE PARADE ROAD Condominium 1 3,934,000 1,647 Strata 2,389psf May-11

    CENTRO RESIDENCES ANG MO KIO AVENUE 8 Condominium 1 2,010,470 1,281 Strata 1,570psf Dec-11

    Not forgetting MMs:

    8@WOODLEIGH WOODLEIGH CLOSE Condominium 1 618,000 398 Strata 1,552 Dec-11

    BEDOK RESIDENCES BEDOK NORTH DRIVE Apartment 1 840,300 581 Strata 1,446 Dec-11

    KOVAN GRANDEUR TAMPINES ROAD Apartment 1 610,000 398 Strata 1,532 Nov-11

    3. Of course, the landed properties

Very likely. It's also a matter of time Pinnacle@Duxton MOP reaches 5 years and re-sale hits $1.x million.

    Pinnacle@Duxton.....

Is it a landmark of public housing or is it the start of the government's folly to introduce speculation into HDB BTO?

Look at what happened to the demands of the young when they see it's UNFAIR and some of their Singaporeans get a lucky break in such balloting.

Look at how much valuable land in matured estates, near CBD is given out to the young ever since Pinnacle@Duxton.

Look at how rebellious the young got in their demands.

    Seriously, I think it's a BIG mistake.

Just see what they have done to the expectations of average Singaporeans.

Almost every young couple thinks government owns them a living. I still recall that irritating Sunday Times article written by that terrible young journalist, demanding that it's a right buy BTO and immediately rent it out.

And of course, the price which PAP paid was the lost of Aljunied GRC with housing demand being the key issue. All these, despite all the work they had done for its people.

Was it worth it to create a landmark of public housing?

The speculation was spurred on by the government indirectly, because Pinnacle set the benchmark that even the most average Singaporean can ballot just like buying 4D for a unit that can be a S$1million in the near future.

I just got inspired to create a new thread on ' Pinnacle @ Duxton, Landmark Public Housing or Speculation'.

Can we include biggest winners for new launches in 2011 as well?

8 Courtyards can be nominated since its pricing is close to EC.

The Kovan Grandeur 398sf studio is bought by PRC I think. Its the only one with that size in whole project. Either that or PR man with PRC woman... Quite friendly people. Saw them talking to neighbour. Their housewarming had a lot of PRC ladies who turned up. Their walls are painted green and purple. Interesting mix.
