    They are marketing this and Sycamore tree quite aggressively now.

    Developer (a construction coy) built up a new show flat, throwing in free appliances and even allowing different choice of aircon brands -.-

    did the developer drop price for this project? anyone know?

    yes they did.

    When first launched, #03-07 sold at $965k 646 sq ft 1494psf Oct-11
    Apr caveat not sure #02-07 or #04-07 sold at $868k 646 sq ft 1344psf Apr-12

    approx 10% but heard they sold quite a few units after cutting price so i'm not sure how many units left.

    haha are u not only keen in big units, now change appetite?
    do you think walkable to MRT? Very tempted to go down and see.

    i m still only keen on big units at bargain prices.

    my kid goes for classes at kembangan every sat afternoon so i walk around the area. the project is 12mins walk from the mrt using the park connector.

    once, i was at cristallo showflat with a loh soh agent and had to walk super fast once i reach la vida, 8mins reach kembangan plaza but all sweaty haha.

    12 mins is walkable for me. i m not sure about others. these days, many pple say more than 8 mins walk under the singapore hot sun cannot take it liao.

    Same stack low rise so much diff in price in 6 mths?? Early buyers how? Bang head?

    Did you check out Espira Suites? Palmera East? Both recently TOP and very near Mrt 5 mins walk

    Espira Suites and Palmera East will be a better buy since it is located nearer.

    they cut price in mar or apr after no sales for many months. after price cut, started to move some units.

    early buyers lost 10% of equity in 6 months lor. simple as that.

    caveats show that standard 1 bedders of 431 to 495 sq ft mostly sold at 12xxpsf and quantum of 556k to 589k in recent months since the price cut.

    6 early birds paid 1421 to 1494psf in the final quarter of 2011. on paper, the 1494psf buyer has lost almost all the equity vs the jul 11 transaction of #02-xx 463 sq ft, 1211psf $560,600 in less than 1 year!

    its a first time developer. sold 5 units out of 43 in oct last year at record telok kurau prices (except FEO's the sound and the seawind). after that, sales stalled and they started to cut prices after the dec measures.

    yes i went to the show flat last october when it first launched the agent quoted me about $14XX psf for a 2BR i told him that he's being ridiculous he told me no problem one cos i believe they were riding on Seawind crazy prices also. true enough units didn't move at all they were really stupid.
