What's so unfair about it? Property is not a homogenous product and early buyers have more units to choose their preferred units. So if the developer gives another 2% for less desirable units, it should be off those prices already distributed on launch day. My suspicious is that there are sales target the marketing agencies have to achieved commited to developer. Based on another report that 9 units are return, after the buyer decide to forfeit the 1.5% booking fee.
So, maybe that 1.5% translate to roughtly 2 % rebate off nett price = 2% X 0.08 List price (becos 20% discount) = 1.6%...
So, my guess is maybe limited units becos there have flexibility due that amt of units peoiple returned and those money already gone into marketing agencies pockets perhaps.....
My point being this is not discriminatory but differentiated. Discriminatory is unfair but differentiated is fair....or at least in the eyes of the buyer....otherwise he wouldn't have bought it.
