    S P Setia International (S) Pte Ltd has bought Leong Bee Court (left), a freehold residential development, for $65 million. The 25-year-old development sits off Upper Serangoon Road, near Potong Pasir MRT Station, and covers 29,436 sq ft. It has received approval- in-principle to have a gross floor area of 71,751 sq ft.

    The buyer can build an additional 10% balcony space without incurring further development charges, says HSR Property Consultants, which brokered the deal. S P Setia’s offer works out to a unit land price of $905.9 psf per plot ratio. Each owner will receive between $2.24 million and $2.85 million, depending on the size of their existing apartments, which range from 1,893 to 2,390 sq ft. The new development can be sold at $1,350 to $1,450 psf, says HSR.

    for 344sf mm maybe... but you mentioned 46sqm smallest. so wow minimum like 700k up.

    Yup i guess its at least 700k for the single bedders. Probably similar to Nin residences (99 LH right?).

    Will be interesting to see how much the gls site directly on top of potong pasir would be charging versus this one

    So low? DWG agents and developer told me they aiming around 1.6-1.8kpsf

    that's probably before discount...nin residences at 1300 psf, 8@woodleighh, blossoms and W28 all around 1100 psf...with the FH premium, maybe 1600 psf after discount for the smaller units.

    Yea so around 1.6k++ which brings it to around 800k min for the 1 bedder.

    Better buy pool-facing unit at One Leicester. FH too and takes another 3 minutes to the potong pasir mrt stn as compared to W28!

    817 sqft 2 bedders dual key at est $1.1mil!

    Worth it? save on ABSD (if this is ur 2nd) but 2 studio rentals.

    I don think is 800k.. probably they will price it at high 800k closer to 860k.

    My bro bought a pool-facing unit high floor at TOP for $850psf. Seller was happy. My bro is happy now too.

    Previous owners and me who have placed cheques have not even selected e units, how is it fully sold?
