    Received this sms. ADV. Fast moving new condo at West Coast Rd, SeaHill by Far East, only 300 units for sale from 1 to 3 rm soho, 3 to 4 rm condo, and townhouses, collecting ROI now xxx from GPS. Strictly by invitation only. To delete sms unsubscribe

    Seahill tagline - Allure of the sea and splendor of the hills.

    Guess it means having "sea" facing units (towards the West Coast Park seaview) and "hill" facing units (Clementi Woods Park).

    Looking at the success of WT, this project should be priced high for those sea facing units.

    This is the 2nd serviced apartments at west coast by FEO. Seems that FEO itself is muscling into the rental market there. Good sign.

    Since FEO is using service apartments for rental income and is a form of investment, do they have to pay the ABSD for such units?

    if it is developed on residential plot, yes.

    From my point of view. FEO is trying to assure you if it's for investment, if FEO is having service apartments in Seahill, your unit sure has not problem with rental.

    erm then still have to compete with FEO for tenants... they are large corporations who probably can give better rental rates..

    serviced apartments are priced much higher. you can try enquire some of the existing FEO serviced apartments

    Agree that rental demand around that area is not a problem. Have two properties ard buona vista/pasir panjang area. Rental demand higher than river valley, especially with Mapletree business city and One North cluster coming up.

    you can provide your own service for direct competition. eg live in local maid cum butler cum cook cum personal assistant cum investment advisor cum driver cum agent cum masseur cum... etc. for discounted price from FEO offering. Sure win over their potential customer.

    Saw the showflat from outside.. it seems like is ready.. think they are deciding on the dates for pte. preview & soft launch... etc

    If really there will be some 600+sf unit.. maybe selling between 1300-1500psf??

    100 trees is more like Telok Kurau area which is right inside... whereas Seahill is more like Marine Parade area which is near to the beach

    Any comments or insights on the indicative pricing and rental demand in this West Coast area?

    My guess is it might be at least $1250 psf for a 2-bedder.

    Where the exact location of this? Near The Vision? Artist impression looks like The Sound from east copy and paste to the west kekeke

    How's rental demand in that area after a number of projects sprouting out around that vicinity? Will it be saturated?

    Agent text: "Luxury living in West Coast. High rental yield. Above $3,200/mth for 1bedroom."

    If base on rental $3,200 for 1-bdr... looks like have to sell close to $1m if want to consider as high rental yield!!

    I dun think there r many launches here compare to other areas. Last major one was abt 2 years ago Vision. Pp who buy along west coast r investors or buyers from other districts. Rental demand shd b decent.

    Most condos along that stretch will have that view. People still buying & renting..
