    Default Rental potential of condo penthouse..

    Just curious say a penthouse unit with flr are about 2k sqfeet with about 1.3k for livable space with about 7 to 8 hundred sq feet of terrace or open balcony...what kind of rental would it command..for a condo compared to say a normal apt in the same condo of about 1300 sq feet...ok lets cut it short..THIS one caught my eye...

    It definitely commands a higher rental than a 1300 sqft unit but the target tenants are also fewer so might take slightly longer to rent out if you stubbornly stick to the asking you set out to achieve.

    let's say... baywater at 900psf for high floor nice view units...

    $1302 lower floor already costs you 1.17mil...
    you pay another 280K only for 1000ft upper floor roof terrace shiok shiok staying mah!!..

    ya thats what i think too..plus mrt coming up...but only 2 issues...of concern

    1)bedok reservior got many many condos coming up and 2)anymore floating bodies to be found...

    maybe thats why this unit not easy to sell...

    but honestly i think my dream of buying landed not going to come true...so looking for next best option...sigh....

    omg i believe very hard to find i showed the link to my daughter who is in primary sch and she said what NO way all my friends say reservior is haunted...oops ok....what a waste would love to stay in a unit like that after a hard days work go up to the terrace pop a beer and chill...

    This unit is not so easy to sell cos the whole of the upper level is the roof terrace, right?

    Most locals would not want to pay for "wasted" space of the roof terrace.
    But I must say the view is breathtaking.

    If your little girl is not comfortable staying there, then better don't, cos kids usually have a 6th sense.

    ya, look quite nice. But even if there is a nice breeze at night, it will be hard for me to enjoy my beer if i keep wondering the breeze is really a breeze or some other things..

    yep agree, only if I am the garden fanatic type. I think most pple would prefer to have at least 1 bedroom on the 2nd level, a whole floor of terrace is wasted space.

    Dont think so. I still know a few ppl looking for house near the reservoir.I also know one friend who sold his reservoir view 2 bedder at a record price last month.
    As far as the ghosts are concerned, I really dont believe the stories. The reservoir has been there for so long and it has just become too convenient and accessible for these foolish activities.

    I think once the area is more densely populated when the condos TOP, the probabilty of drowning cases should decrease.

    For the same reason, with the number of available units concentrated in that area, decent rental may be challenging... just a thought.

    2 school of thoughts:

    1) no room on top fl of penthouse means wasted space altogether
    2) to others, at least no room on top fl means not so hot.

    Agree that ph like this difficult to sell. Rental conservative 3500?

    my hdb tenant bought wfk, 3+s, ground floor, reservoir facing last year... waiting for top end this year...

    if you ask me to pick between wtf ground flr and this bw penthouse, i would rather throw in another 100-200K and get the penthouse...



    btw: where is Blk 812 SANDPIPER ??

    How to own 2 condo in 5 years with $107,000?

    I pay 20% of $535,000 ($107,000) in Jun 2006 for 2 Bedroom @ Southbank.

    In May 2011, I own 2 condo val @ $1,550,000 + $1,305,800 = $2,855,800, with a loan of $1,838,000.

    Interest rate please stay low as long as you like.
