    Default comparing price: 5rm hdb vs MM pc...

    if under real free market condition,...
    do you think a resale 5rm hdb (110-120sqm) should be more expensive than a 35sqm (excluding balcony etc) MM pc ??..

    assuming same location and etc... now they are like having same price...

    u mean kovan grandeur 550k studio vs nearby 5rm flat?

    citysq 1bdr close to 1mil now and nrby 5rm flat no way close to tat....hehehe

    same goes to Sb and CL.....

    i wud say HDB in city fringe or ccr locations are relatively undervalued due to restrictions lor....

    Yup, agreed. They are totally different in the first place.

    1. How many HDBs can you own?

    2. Not everyone are eligible to buy a HDB.

    Other factors like facilities, security, etc comes into play. I'd say most importantly foreigners who can't buy HDBs will have no choice.

    wa kao my home now keep kena use as case study. ... dont like that la. why dont use Prestige Heights. 1698psf even better. ... Oh no hdb next door

    Well you can take some comparison like rental, probably you have a clearly picture. I will also consider a fair price if psf of a non-MM PC is roughly 2x (or slightly more) than a nearby HDB.

    No la i will rent this out sooner or later. Investment wise still better. Lower quantum higher rental. I bought 400k plus only leh. PV 2bedder can rent how much??

    but now can sell for 550-580k rite? parc vera 2bdr 680k can get liao......ard 900psf vs 1500psf...which one more upside.....but u r right aso lor.....urs can collect rental asap but PV nid to wait 3-4yrs plus silly 4yrs ssd and 3% absd

    as for 2bdr PV can rent how much...i believe it will be higher den 2bdr in KG when it TOP

    raise the questions bcoz every time when me looking at mm as investment, got headache:
    - price support? cannot find where is the price support level, says under adverse condition, could mm price be supported by 4rm hdb?? can't tell
    - supply? it is like lots of mm. i don;t mind building lots of mm in CCR or near mrt, but locations like woodlands/loyang?
    - tenants? finding tenant might be difficult, you are fighting with hdb 3-4 rm flats

    let me put the question in another way...
    => if new regulation puts back "pte condo owner could buy resale hdb"...and say you have that limited budget, which would you pick if all are same price:
    - buy an MM...
    - or buy a 5rm hdb
    - or buy a commercial retail space...
    (for me, first choice retail space, 2nd choice 5rm hdb and clear that 5yr mop, will not touch mm... I will only get an mm when price falls to 10-20% below 5rm hdb, or about same price as 4rm hdb...)


    could tell me your reasons?...

    ... and, hello! not bashing mm hor...

    MM Price drop 20% below hdb is rather difficult.

    During launch of MM in Suites@PL going for about $500k. Think the HDB 5 room flats in Lor Ah Soo going for $5xxk? Can't confirm this though but yes, both are about same price for current market. If HDB goes way above MM PC price, then demand for HDB will fall so price kana hit back to same price as MM PC again. In short, HDB flats difficult to remain much higher than MM PCs.

    I bought MMs because im Single and too young to buy Resale HDB I guess many out there who bought MMs may not qualify HDB rulings

    Default MM vs 3-rm HDB

    A couple of years back, MM West Coast used to be the same price as 3-rm HDB Resale price (in the range of S$200K).

    As a general rule, mass market PC should be roughly double the price of HDB for the same size, same location.
