    just out of curiosity, do you currently live nearby ?

    if so, in your opinion, do you think the retail business can take off ?
    it feel very residential to me , the whole area..

    a very short walk is the Lor ah soo hawker centre / wet market ... seems like the retail with have a tough time ...

    what do you think ?

    I am thinking specialty clinics, bubble tea, outlets of online stores, specialty toy and accessory shops, subway, small cafés etc.

    But without a good management with vision, hard to take flight in a big way.

    Can do some cafe bakery or some unique niche business. Unique cafes and bakeries are popping up around this area and most are doing quite ok so far.

    Nearby upper Serangoon shopping centre seems to thrive on restaurants and economical eateries.

    i see alot of cafes in many estates .... all espresso based coffee + waffles + ice cream + sandwiches + bottled drinks

    many open and close ...

    i havent yet come across one where i would feel "must go" ...

    Nearby Lola's cafe is a very famous. There is also Hatters cafe along hougang street 21. I think there should be more like this kind of cafes in Kovan.

    Laundry facilities for sure can make it.

    Ice cream shops like Wimi?

    Got chance should take a walk inside. With Compasspoint closure, any new mall should be welcomed by residents in the region.

    The concept should be like the Holland V shopping centre and West Coast Plaza, Rivervale Plaza kind.

    Doubt should compare to Compass Point or rivervale. After all those are more in the ulu places of sengkang and punggol.

    This is much more central and closer to town with 8 mins walk to Kovan mrt and not to mention located within landed estate which should make it more exclusive.

    A true business owner in my mind should be receptive to all kinds of estates and where demand can come from.

    I would argue that HDB dwellers have higher liquidity and purchasing power as compared to landed or condo dwellers, especially if they are young. I meant it as a good thing that this development is surrounded by all three groups.

    Never underestimate any group.

    havent been to Hatters, but Lola's ...hhhmmm i know their food are Pre-prepaid... just heat up ... apart from the pasta ... just boil water and cook the pasta .. the sauce also Prepaid ...

    so the real "freshly made" is the coffee....

    such cafes if too many ... can kill each other ...

    we dont have the masses ... they are crowded during lunch and dinner ... the rest of the day ... 'beat mosquitoes"... if more of them exists nearby ... the crowd will be dispersed/divided... in the end .. they wind up ...

    from business owner perspective you are right. Thankfully Im a resi owner

    I can never understand people who pay 1500-1600 psf for condo in Punggol (i.e watertown) or Jurong (J gateway,etc)

    looks nice ... they are very close to each other .... and very close to Promenade ...

    hence another cafe at Promenade will face competition .... unless VERY VERY good and cheaper ... which is not likely to be cheaper ..


    both are Ang moh jiak ... got lunch crowd ?

    actually a Local kopi joint will do well ... but very sure ...one of those Killiney/Coffee and Toast/Toast Box will be there ....

    Any restriction on the type of business to operate here? I'm very worried that sleazy massage parlours/spas will spring up. I hope the management can restrict certain kinds of unwanted businesses.

    as a strata status , the retail units are private owners ... i doubt the management can put a stop to it IF the private owners choose to rent to such business

    i am just thinking, for a neighbourhood mall, a 'bread' bakery will do well compared to a 'cake' bakery.

    also, if these local bread bakeries can sell a bit cheaper than "Four Leaves" , "Bread Talk", "Duke's" i believe they will do well .. there should be more Aunties and Uncles than youngster going for the Ang Moh style bread..

    I suppose it will be a lot better once the road from Jalan pelikat extends out to Hougang. Otherwise commercial shops sure suffer without this accessibility

    Hi,

    Informed by Ocean IFM, key collection commence from 8th Dec after the cheque clearance (6 months Management fee + survey fee)

    Thus today I wrote an email to book the appointment, but had been told that I still have outstanding yet to settle. If there a possible system yet to update?

    But my bank statement shows that my cheque clearance was 01/12/15. I don't think developer need so many days to update the records.

    Next Monday is 7th Dec already. Looks like very strange, anyone facing the same issue as me?

    I believe they are waiting for the bank to disburse the 25% loan, i.e TOP portion to the developer.
    Im sure they should be able to issue the keys within the following week.

    Oh...I need to check with the management again, my lawyer letter indicated that bank must distribute the 25% not later on 2 December 2015. Thanks!!!

    As I know, key collection commence from on 8th 2015 onwards, you need to book the appointment with the management before collect and make sure the payment was cleared.

    No CPF, kelongguni. I think is Bank Loan if you have loan from the bank.

    Contact the developer agent to fix appointment for key collection.
