Few weeks ago, someone went round the estate to sign a petition to open a road for cars to access Hougang St. It would be great if this gets approval.

I think chances quite low for road extension.

Low probably but hopefully they look at it objectively.
It benefits the vast majority as there is currently only one access into the estate and it jams during school hours. Hard to imagine the Pelikat owners have to drive one very large loop just to 'cross the road'.

I have read that shop owners are allowed to operate any kind of business here. is that true? afraid this might turn out to be another upper serangoon shopping centre

anyone bought the shop units? problem with putting all the shop units up for sale is there will be all kinds of rojak businesses which cannot be controlled by the developer as long as the businesses are legal.

I doubt the commercial units will do well here. there is no anchor tenant.
Also, only one entrance from Charlton road...

Yes but also limited by authorities and heartland general regulations.

May be very specialised businesses. Might be good not to have another copycat mall.

I think the residential component can succeed and the prices are very affordable.

no, at least from caveat records logged this year.
this is partially due to the ssd imposed.

Residential units pricing dirt cheap after seeing tembusu launch prices. So what's the hurry to sell.
