    So far all mixed developments, even shophouses have ATM - please correct me if I am wrong by giving 1 exception. Banks and S-Pools need to take a bet.

    Haha... Your link says it all. Although ATM steps away, have you counted how many ATMs of all the banks are within walkable distance?

    Consider if the place is suitable even if no Giant. If it's value is only valuable if Giant comes, then it is not worth buying.

    Will have to leave it to market forces to determine the "theme" of this mall.
    Whether good or bad, can only tell when mall opens.

    Think of any malls which are strata title owned. Especially when Promenade's shops are all so tiny like mama shop space. Think this place will be pretty run down and empty soon.

    The smallest units are really very small. Some buyers purchase several units to combine into a larger unit.

    Success will depend largely on the shop owners business intention and models. The mall may become run down, but it could also become successful.
    Have to wait and see.

    A check on Square Foot Research already shows retail units there selling for anualised profit of 40% - 81%.

    From my understanding, the multiple purchases were only a few. so most units are single owners and the size of a mama shop / money changer.


    As a property investor, u may see capital gains. but as a landlord / shop owner, it can be quite bad.
