Think in normal smooth traffic also needs about 20 minutes (considering most roads speed limit 60 km/h + numerous traffic light stops & waiting time).
Obvious in the early morning 3am if you can cheong all red lights without stopping and speed at 80 km/h then may be 10 minutes?

One main reason is that there is only 1 minor traffic light before hitting the CTE and from there it is all the way to cairnhill exit.

just one reason really, which neither the developer or agent disclosed. Oblique to the property across the road from Greenwich is a zoned Industrial B2 area called Sengkang West Industrial Area, that is half the size of sentosa. B2 is the same classification as heavy industrial areas in Jurong.
