    sianz 1mil property 25k...2mil 50k...why must pay all these stupid tax...house already so X....BIG brother still want to suk ur blood...

    Stamp duty is very high indeed but that is the rule of the game... Am I too conformed to rules that I forgot to question the relevance of such high prices or what? Now still got SSD plus ABSD. Wow! Biggest winners take all.

    Knnthey should just tax foreigners, I still can't understand why singaporeans have to pay absd for 3rd pty, housing shortage issue has nothing to do with private pty and gov should only focus on controlling public housing prices

    though this 25k (3%) is high, imagine how it is when someone defaulted on his otp! lose 15k (1.5%) just for signing the otp! an expensive signature for buyer's remorse.

    Trade stocks must know commission. Buy house must know stamp fees. It's all part of the frictional cost of transacting.

    Which comes back to what is better? flip or hold for long term.

    Everytime you flip, 10% goes to transaction fees (for 3rd property). flip twice 20% is gone.

    If you just held onto the 1st property, you would have saved that 20%.

    Yes, if you can time the market, flipping is great. but your timing has to good enough to make up the 20% in transaction cost. How many of us can say we can time the market perfectly?

    That's why i am partly amused when people buy sell properties like they do with stocks... The frictional cost of doing that is just so high.

    I've paid cash in advance through my lawyer ,
    how long do I need to wait usually for the refund from CPF ?

    Wow.....I did not know that CPF can be used for payment of stamp duty until now! According to the article below, it should be 6-8 weeks later.

    "The reason why CPF cannot be used directly to pay Stamping is because of time factor. It takes the application about 6-8 weeks for CPF to process payment for Stamping. However, in reality, stamping have to be paid upon exercising of option which is maximum 2 weeks upon receiving your option."
