I think MCC knows when Yishun Hub is sold, price for the surroundings will only go up. Better to price high now then later.Originally Posted by ralfale
Anyway their pool is bigger now with bigger percentage of 2nd timers.

4 bedders first to sell out?
Redistribution of wealth. Now for OCR owners and investors to Huat!
Heard that sales have picked up. Will see in 2 weeks time.
pple are expecting pricing to be below $700psf avg for this project but as the time goes by, everywhere, ECs are priced above.

In my opinion, Parc Rosewood advertisement on TV seems to be effective in boosting sales.Originally Posted by Pro888
Just saw advertisement of 1 Canberra on TV (Channel 8) few hours ago today. Wondering whether the advertisement will increase sales fo 1 Canberra too?
Record. $796psf in Sep sold by developer.
Another 28units sold. Almost 1 unit a day.
Like that , for all those vested in Yishun, buyers/sellers/developers/main contractors/govt/lawyers/banks etc. all Huat Ah !Originally Posted by Pro888
but for an EC, the pace of sales is a tad slow? median psf is 718psf.
Slow and steady win the race....Originally Posted by bargain hunter
EC is for own stay and long term investment(8yrs or more from land sales).
They are not meant for speculation di..............
Bigger size units or lousy facing units constitute to lower psf, thus lower median. The record price was someone willing put in that $$$. Just like many other forummers often post record price for particular project. If going by median, WT might be $1200/$1300, Centro Res. might be $1400Originally Posted by bargain hunter
Sales are slow due to the acceptability of these pricing at that area. Mentality is pricing of north should be less, but no longer be. Sales have improved from previous months. Will take sometime.
Another record. $804 psf in Nov

Matured estate with limited EC developments, looks like prices are going to adjust higher for neighbouring projects.
Sales jump after CM, sold 30 units in 2 weeks from 2-3 per week. If again, ns12 mrt announced, the figure will be many times more. Just 200-300m away.

Despite the holidays, this month sales should be good also. Saw more ppl are going to sf.Originally Posted by Pro888

Saw advertisement of 'One Canberra' on TV today ( a few hours ago). Believe sales may move as a result. However, for moving sales towards 'fully sold', believe the official anouncement of building NS12 mrt station ( by a definite time frame) will be of maximum effectiveness.Originally Posted by Pro888
Has moved another ~ 40 units with some price increase.
Just saw on the TV, almost 70% sold, which is 465 units. Also mentioned ns12 future mrt.
51 units moved in March & another 20 units in April. So abt 74% sold.
Last month sold another 76 units. Highest in a month since launch. As of month of Jun till today, another 24 units have been moved.
