    Thumbs up EC @ Canberra Drive (Yishun)

    There are some infos about the coming EC @ Canberra Drive already! Good news that the EC income eligibility raised to 12k and 30% for 2nd timer!

    There are no 1bdr and 2bdr being planned for this EC! all starting from 3bdr! Total units 665. Should be launched in 2nd quarter 2012! Another MCC projects after Canberra Residences and Nautical. Average selling price around 700psf.

    Site Area 27,153.5 sq m
    Maximum GFA [GPR] 67,883.75 sq m [2.5]

    if MCC I assume they won't screw this up in order to protect interest of their CR and Nautical buyers

    all 3 bedders would be nice, I expect more facilities as well

    Hope I won't see MM 3 bedders though

    3 bedder compact size looks similar to 8CY.

    can only expect the <1000sqft nowadays for the compact 3 bedder... bobianzzzzzz ... to make the quantum affordable for the mass market ma..

    Wow...how come all 3 bedroom only? The only difference is the balcony size and shape.

    Sounds like our old hdb flats...whole block all 4 room flat type.

    There should be another set for 4 bedrooms and 5 bedrooms (from the earlier posting, there are only 3 units with 5 bedrooms; these are penthouses / dual key units) - Perhaps Propnex will post the set of draft plans for these unit types later to their website (or they may not).

    Sure I will post photos.. In fact already taken some but found no value to post yet coz ita showflat still under progress.. But yeah the ” one Canberra” is the official name, nice name ha! unlike one north which located at south haha

    Ya lor. Can't use One North if something goin to build in north, then we shall use One South here. Funny.

    Maybe the developer also feel one North is cooler.. Haha.. One South sounds normal..

    Oh so this is onecanberra, saw the MRT teaser ads at Sembawang this morning. It says' One adventure of a lifetime that will leave you spellbound' and the blocks are next to a 'lake'! with people canoeing. Where the hell is there a lake at this junction? Only mainroad more HDB flats..scratch head...

    Aiyah, anything near a "longkang" will be considered as waterfront living.

    That whole area suddenly got so many developments..getting too crowded..Yishun saphhire, 8courtyard and now anothe EC. Perhaps they can consider having a MRT stop there!

    yeap.. this MRT stop was the topic even before the YS/YE construction.. >10 years already..

    In terms of location, this EC is not as convenient as some of the other ECs (e.g Twin Waterfalls, Prive, Tampines Trilliant which are nearer to the MRT).

    In a way compensate for this "weakness" with better design. Another plus point of this EC is that the upper levels of the PH are not simply just roof terraces (like some of the other recent ECs) but there are bedrooms on the upper levels (like private condos).

    The pricing for this EC is also lower vs Twin Waterfalls and Tampines Trilliant. Generally around $700 or below psf (can go to the Property Guru website for indicative prices).

    impossible leh... didn't even hear about the ABC or NS12 at all... maybe PUB and LTA only told MCC haha!

    I remember 8cy sold around 750 psf?

    Even at 680 psf people already hesitating. At 730 psf they expect to sell? I really wonder who will jump in

    The price will only go up.

    Next PC launch will be the one at Miltonia Close opposite Miltonia Res. Expected in 1 or 2 months time. This will be as tall as Estuary and will be priced at Estuary secondary market or higher.

    Yishun Hub - what will be the psf ? If FEO got it, it wuldn't be cheap. Look at WT, Seahill etc.

    Next EC at Woodlands - Hao Yuan Investment 2nd project, developer for Nautical. Hao Yuan = MCC Land. What will be the price then?

    Next to Northpoint. See the scaffolding on the 3 blks which gg to demolish and make way for the same as WT (watertown) & BR (Bedok Res).
