    Default What need to do after collected key once OTP?

    Hi forumers,

    A newbie here... Would like to get some advices from forumers guru here, what need to do after collected key once OTP beside fixing the lights, get furniture, and loan re-financing?

    Check for defects or sloppy works and whether you got everything as specified in the S&P. Settle everything within warranty period.

    What happen if we want to rent it out, should we check for the defects first before rental?

    Agent will conduct the defects list for u. U can just followup. Save a lot of hassle.

    Forgot to add in, arrange for water supply too. I think it should be TOP right?

    You mean when you engage the agent for the rental of the unit, he/she will check the defects for u, so do we need to get all the defects rectify before renting. If not, when the tenant has shifted in, then when the contractors do their work, it will disturb the tenant, they might not be happy.

    1. check the lighting points. U can hv the developer to patch for u in the event u want to shift lighting points
    2. find as many painting problems and incomplete pointings (gaps between the tiles), and have a layer of repaints and pointings for FOC..
    3. the best is u take foto of the show units, and compare...c any short change
    4. check of hollow tiles (but difficult to change)
    5. check for all the locks and windows, make sure all windows can close tightly
    6. check gas / cooker, TV points etc
    7. take pictures of all defects
    8. check paint work inside the wallrobe if applicable.
    9. door stoppers installed if needed including shower screen (u can ask for more)
    10. weather strip for the shower cubi..
    11. check ponding problems outside your unit and all wet areas as well
    12. check door frame

    If u can, check common properties, as it is in no-man land. Take pictures of defects and file in the defects as well. Most of the time, it is too late for MCST to take action.

    perhaps need to charge u a fee for this advice

    Most of the lighting shop do not have their electricians.
    U need to find one...who is good...

    I had one before, drilled into the pipe...
    so I have a detector thereafter, make sure no pipe before installation

    I add that you must also check you S&P terms to see if developer gave everything they promised.
