    Small tight plot with a majority of studio units.... Not to mention mechanical carparks to maximise the GFA... How much is the psf?

    Used to stay ard this area when I was young.. Still stay ard this area although more towards balestier side now..

    Remember 15 years ago - the land right above novena MRT was just an empty park / cemetery.. Now.. Not even single plot of empty land left. Lol

    How many units they sold already ?

    When i saw, I think about 20+ units.
    By now should be like 50% of the 70++ units ?

    Visited the SF yday, yes, there are still a handful of 1br SOHO left, but 3BRs sold out. 1 out of the 4 penthouses also sold.

    Personally i like the PH layout a lot, probably my fave amongst all i have seen thus far. The major turn off is the mechanical carpark.

    The reality is CCR rental now is very depressed ... 3k+ you can get a 2br in D11, this kind of SOHO only good thing is low quantum 8xxk for couples die die wanting to stay here .. rental probably nothing fantastic like 2.5k which is achievable also in OCR with 6xx-7xxk quantum

    Limited cap appreciation potential due to max out of plot ratio, small land etc

    How come one Dusun is so hot but this cannot sell ?! Oh I c .. one dusun has another br
