    What's the average price for those seaview units that were sold? $850psf or $1K psf?

    Where got 80% sold.. my number stands at 207 out of 376(accurate as of 12pm 11th June 2012).. more like 55%

    Got below $1mil Seaview Direction 3 bedroom 1119sqft.. but thats 2nd floor la..

    But on the whole I think below $1100psf.. i think purposely PSF for Seaview sell below RP Seaview units haha

    You need prob 6th floor and above to see the "sea". Quality nothing to shout about. Developer is trying to sell the view. But location CMI and you really need a car, which is getting more expensive now.

    Transportation-wise seems ok from location. Right outside is a bus stop and then its just 2 bus stops to Pasir Ris Interchange

    K la maybe compare something closer, River Isles Views vs Sea Esta Views, which one will you guys take?

    Anybody know what is the latest total % sold (given its all unit launched, tats what I understand)? is it 55% or 80% ?

    I think should be 55% as reported in ST yest, about 205/376 sold.

    one 4 bedroom unit just got bounced out from Sea Esta. #8 floor so sure can see the View

    Might be balloting for this unit but no deadline as yet.. not first come first serve ah..

    bounce most likely means return to developer cos' either buyer chg mind or cannot secure loan. Forfeit not entire booking fee but 1.25% if not exercise option yet.

    I think there are 2 stacks of 4 rooms and both stacks are dual views. Sea and Pool. If 8th floor then 1367 sq ft (127 sq m).

    But just 4days only after booking the unit, change mind? Thought buyers have about 2+ weeks to consider before option lapse. Since forfeiting $15+k, why don't reconsider properly?

    Or could it be buyer changed mind, let cheque bounced??

    Some people will get suck in to the buying euphoria esp at the 'VVIP' launch cos they see other people buy, scare lose out, so just sign lor. Herd mentality.

    Lousy piece of shit.

    Especially 2 BIG Balconies there is almost like a common room !

    Who would be sitting or standing at the balcony all day just to watch scenery ?

    I beg to differ on the layout of the dual-view. It is a rare layout that I've seen in recent launches here. Stayed in some service apt in Tasmania years ago and the layout is similar to this Sea Esta's dual-view.

    I suppose it's personal preference. Whether you're looking for space maximisation for every psf you pay or you're willing to pay for the extra space for lifestyle. Putting this layout in JLB area, I think it's acceptable. IMHO.

    River Isles #09-23 4BR 1475sf $1,193,000 809psf (facilities view)

    Personally I prefer Pasir Ris and Sea Esta is near Downtown East, nested in a private estate w comparatively matured estate compared to Punggol but most impt is which locale u like.
