    Sea Esta #09-21 4BR 1367sf $1,280,000 936psf (dual view - sea/pool)
    River Isles #09-23 4BR 1475sf $1,193,000 809psf (facilities view)
I would choose Sea Esta cos of the dual views.

I will convert the balcony next to kitchen as dinning area.
Eat and admire view(if any) at the same time.
Then the living room will look bigger.

haha. if u looking to take a bus from the station, 354 would be the best bet.

if not, you can take 17,6, or 3 and alight after 3 stops.

Use your brain before you open your mouth. As this project is so near the SEA.

The wind that carry the DUST is more DIRTY and Condense than you can ever imagine. Humid issue also !

    Dust is everywhere.
    Wind blows everywhere too

Dust being so light can be easily carried hundreds of kilometers across the surface of the earth

What makes one so sure the dust that settles inside a restaurant is not carried over from a rubbish dump or god knows where from?

And so what if someone doesnt know how to take a bus to reach Sea Esta?
Doesn't know how to go means its ulu? Im sure there's a lot of roads within CBD and Orchard that people doesnt know how to go too. Does it mean its not accessible and ulu?

Properties along the East to West coast also get dust from the sea but their values still appreciate so much. They dont have MRT and very well accessible bus to all the properties too back then and maybe now. So I guess its better to 'eat dust' in this case since their values have never looked back since and people now craving to buy a Sea View units in the end becomes the one eating 'dust'?

What will be, or if there will be, any impact of having another big plot of land for EC next to Sea Esta?

Is it normal that development is so rapid and so concentrated in an area in such short interval? Demand so high in JLB?

Drove by JLB & Elias area, so many plots of land gonna be developed & so many plots of land waiting to be developed.... Or has it been an overlooked area thus far? Or govt planning something in this part of Pasir Ris?

    Question

Its not ulu with so many developments in the precinct and just a few bus stops will bring you to white sand. Besides, downtown east is also within walking distance. Talk about ulu and car ownership is a must -- flora drive. The few projects near temasek poly also in the list although they are not as bad.

First of all, I type my reply. When did I opened my mouth.

So based on your flawed theory, all those condos along east coast and west coast should fetch super low price? Those restaurants in east coast should be deserted as the food is full of dust?

I don't know what hidden agenda you have here but seriously, I don't expect much from an idiot who think living near a bus interchange is quieter than near a school.

Please use your own brain to think before you even type any reply going forward.

If its EC with Seaview units, sure impact all current 4 projects there BIG time
But as it is, it is just another project along same road as WaterColor and Seastrand.. With Watercolor still hanging there.. dont think any bidders will take it

Goverment also smart, sell land from furthest to nearer MRT gradually.. Land price slowly go up as distance to Downtown East and Interchange gets shorter..

It will most likely have sea view units as it shares the same frontage as RB and SE based on what MND has indicated for this plot. There are some 590 units being planned too, so will be better spaced out compare to say RB?

While that might be so in normal circumstances, government is pushing out too many sites in Pasir Ris, and too short a span of time.

It will be bad if it is on the confirmed list and a low opportunistic bid is put in. Bad for existing owners in the area, but good for developer and maybe new buyers.
