    Default URA to release 6 land parcels to yield 2,380 housing units

    The Urban Redevelopment Authority (URA) on Monday announced it will in April 2012, release six residential sites estimated to yield 2,380 housing units.
    Three land parcels at Sengkang Square, Buangkok Drive and Pasir Ris Drive 3, which can yield about 1,780 housing units, were launched today under the confirmed list.
    Two other residential sites at Alexandra View and Farrer Drive are also made available on Monday under the Reserve List.
    The sixth land parcel at Farrer Road, which has been earmarked for private residential development, will be released for sale on the Reserve List on April 30, 2012.
    The units are part of the 14,100 residential units to be released under the Government Land Sales (GLS) Programme for 1st half 2012.

    remains to be seen if it's a 'punishment'. i'm of the view that govt will cash in on the opportunity to sell the land at a high price since d'leedon has already set a benchmark for the vicinity. remember UOL and their katong plot bid.....

    ...flooding the market with releases seems to be the tactic, but can they sustain this indefinitely...

    Uncle Khaw seems to be not making any call lately...wondering why?.... maybe to avoid being proven wrong after his advise about impending drop which have not quite happened yet...but Tharman did promised the young yet-to-enter-workforce undergrads that that cooling measures are in the planning.....so they need not worry that when the time come...they will be able to buy....not sure its PC or HDB....he was being vague there....intended? So these youngster can feel reassured for now....(Fancy young ones these days start eyeing condos even before starting to work...)

    How to punish them when the bidding havent even started? Most likely Capitiland will win and sell it even higher.

    Hmm the last piece of land from Pasir Ris 472 psf ppr. Will it be lower than this? They are beside each other. Howwww

    This is a dangerous game by developers and government which will claim a few small developers, but more singaporeans will get burnt.

    First, Developers continue to bid high and sell high, stringing along some singaporeans to buy higher.
    But, after the initial euphoria, only half of units in developments are sold.
    Then, regardless of how strong developers balance sheets are being suggested, no developers can continue to have half sold projects for long.
    Amidst developers kau peh kau by, goverment will cave in to offer DPS and similar again.
    In process, GLC developers got saved too, government P&L and reserves intact.
    Finally, poor singaporeans lose their monies, their homes....

    I think this is what happened just not long ago...
    Scary it will likely happen again.

    50% sold good enuff for deelopers, many have billions of war chests.
